OverviewLEAD CONSTRUCTION ADMINISTRATORAS A LEAD CONSTRUCTION ADMINISTRATOR YOU WILL BE RESPONSISBLE FOR OVERSEEING CONSTRUCTION PROJECTS FROM INCEPTION TO COMPLETION.ResponsibilitiesRead and interpret construction documents and specifications.Respond to, and electronically maintain all project documentation for contractor RFIs, ASIs, CCDs, Change Orders, etc.Work closely with the contractor, consultants, and internal project team to implement the construction documents.Collaborate with PMs, CMs, prime contractors, multi-prime projects, and developers to ensure compliance with construction documents.Attend Owner Architect Contractor (OAC) meetings, attend site visits and provide site/field reports.Perform constructability reviews of contract documents.Coordinate with building officials on issues that come up during construction (city, county, and/or the Division of the State Architect).Review pay applications and change orders for completeness and accuracy.Assist the owner in the bid process, addenda, pre-bid RFIs, and review costs.Provide staff leadership and direction, mentoring junior staff.Knowledge, Skills and AbilitiesThe structure and content of the English language, including the meaning and spelling of words, rules of composition, and municate clearly and concisely, both orally and in writing, using appropriate English grammar.Establish, maintain, and foster positive and effective working relationships with those contacted in the course of work.Requirements10+ years Construction Administration experienceSignificant experience in high-density housing (Senior Living, Student or Market Rate Projects)Proven Architectural / Technical experience.Understanding of codes and contract documents.Proficient in MS Office (Word, Excel, Outlook, Bluebeam, AutoCAD, Revit a plus).Strong verbal and written communication skills.Ability to research and troubleshoot complex issues.Knowledgeable in materials, methods and practices of the construction industry.Strong organizational skills.Knowledgeable with DSA forms and processes during construction phase (Education projects).Familiar with federal, state, and local laws, codes, and regulations in assigned areas of responsibility.Physical StandardsPositions in this class are situated in a standard office environment, resulting in little exposure to the weather and requiring no unusual physical abilities.Near and visual acuity to interpret written documentation, read very small print, maintain accurate records, and provide direction.Mobility to work in a hybrid work environment and use standard office equipment; must have a home work area including computer, scanner, and printer to read printed materials and view a computer screen.Ability to travel to various District sites.Standing in work areas, walking between work areas, and visiting various District sites are required.Occasionally walk up and down stairs or scaffolding during site/field visits.Use of hands for simple and firm grasping, and fine manipulation to reach and handle equipment records and reports.Higher-level cognitive skills to move quickly from one task to another and to attend to detail; ability to concentrate and set priorities despite distractions.Speaking and hearing skills to communicate verbally by telephone, in writing, and in person in a precise manner.Ability to hear overhead pages and respond to emergencies.BenefitsWe offer a competitive salary and benefits package that includes medical, dental, vision, life, short- and long-term disability insurance, 401(k), and paid vacation and holidays. #J-18808-Ljbffr
