This senior-level position provides strategic support and recommendations in portfolio management, transaction execution, and asset optimization to support organizational goals while maximizing real estate value. This role advises regional executives and implements their decisions.Key ResponsibilitiesStrategic LeadershipDevelop and recommend comprehensive real estate strategies aligned with regional and enterprise business objectivesCollaborate with regional leadership to recommend real estate solutions and analysis for market expansion, and strategic initiativesProvides and interprets healthcare market trends and demographics to inform real estate decisionsIdentify value-adding opportunities to optimize asset utilization across the portfolioPresent comprehensive financial analyses and strategic recommendations to senior executives, including discounted cash flow (DCF), return on investment (ROI), net effective rent (NER) calculations, lease versus buy evaluations, property comparisons, and net present value (NPV) assessmentsClient Relationship ManagementBuild and maintain strong relationships with key stakeholders across regional clinical and administrative departmentsServe as trusted advisor on real estate matters to regional leadershipCommunicate effectively with executive stakeholders on strategy, performance, and recommendationsUnderstand departmental business drivers and translate them into effective real estate solutionsProvide regular reporting and insights on portfolio performance and market conditionsPortfolio ManagementMaintain deep knowledge of the regional portfolio, including detailed understanding of departmental space utilizationTrack key performance indicators for occupancy and financial metricsCreate long-term portfolio recommendations that align with regional/market business objectivesAnticipate portfolio events (lease expirations, options, terminations) and propose appropriate responsesIdentify market trends and communicate implications to stakeholdersSuggest portfolio rationalization initiatives to improve space utilizationAsset ManagementEstablish asset-specific business plan recommendations with clear performance targetsAdvise on tenant mix optimization strategies for multi-tenant healthcare propertiesCollaborated with Property Management to recommend capital improvement programs to maintain competitive positioningMonitor and analyze market occupancy, rental rate, and acquisition benchmarksRecommend leasing strategies, tenant improvement allowances, and lease concessionsTransaction ManagementSelf-perform or collaborate with Property Manager and Transactions Managers on the execution of acquisitions, dispositions, leases, and development projectsEvaluate real estate alternatives from qualitative, financial, timing, and risk perspectivesRecommend favorable lease terms, purchase agreements, and service contractsWork with legal counsel on transaction documentation including LOIs, RFPs, lease agreementsEnsure compliance with corporate approval processes and documentation standardsProject ManagementShape the planning and execution strategy for real estate projectsCoordinate with internal teams and external stakeholders throughout project lifecyclesCollaborate on project budget and schedule recommendationsTeam & Resource ManagementInfluence, Mentor and coordinate regional team of real estate professionals in a matrix organizationCommunicate regional leadership needs, goals and performance expectations to team members and ensure delivery.Foster collaboration among multidisciplinary teams to achieve optimal outcomesManage relationships with external service providers and consultants where appropriate.Financial ManagementEnsure data integrity for quarterly and annual financial reportingAnalyze financial implications of real estate decisions and recommend cost-saving measuresPropose risk mitigation strategies for the portfolioMonitor established financial performance metrics for the regional portfolioQualificationsExperience and EducationBachelor's degree in Real Estate, Business, Finance, or related field;
