Our commitment to quality, innovation, and affordable housing is at the core of everything we do.Position Summary: The Associate Vice President of Asset Management will report directly to our Senior Vice President of Asset Management. They will focus on the operational side of asset managementRequirements:Essential Duties and Responsibilities:Oversee, monitor, analyze, and report on required critical benchmarks and operational and financial performance for the Transitional portfolio including but not limited to; construction building delivery schedules, place in service deadlines, credit delivery, loan maturity/conversions, budgets, cash collections, aged payables, and review occupancy levels as necessaryTrack projections to actuals related to construction schedules, lease up, sources and uses, and operations to determine impactsMonitor and track all construction loan maturities and pursue extensions when neededOversee, track, and work through Stabilization process with Loan Conversions maximizing loan amounts supported by property performanceMonitor, track, process, and submit eligible Capital Contributions per partnership agreementsWork closely with third-party property managers to provide direction for and oversight of lease ups, budgets, forecasts, leases, deferred maintenance, capital expenditure needs and approvals including evaluating property management performance as required.Oversee and analyze commercial space opportunities where applicableEvaluate and monitor LIHTC compliance and other risk factors quarterly, or as needed.Review partnership agreements, regulatory agreements, financing documents and other sources to determine enforceability of terms, financing structures and constraints, as needed.Develop and distribute periodic reports to investors, consultants, and other partners.Work with external consultants to identify potential tax appeals eligibleKnowledge and Qualifications:Bachelor's degree or equivalent work experience, ideally in Accounting, Finance, Business, and Real Estate, or a similar field.6 years of relevant work experience, with LIHTC experience .High attention to detail and strong analytical, time management and problem-solving abilities.Ability to multitask efficiently in a fast-paced work environment.Excellent verbal and written communication.Exceptional proficiency with Microsoft Excel, Word, PowerPoint, and Outlook.Ability and willingness to travel to sites for investor visits.Work based out of the Indianapolis office.Abilities:Excellent verbal and written communication skills.Ability to collaborate with a team of professionals across various disciplines.Professional and positive interaction with subordinates, peers, and supervisors.Maintain a positive attitude and cooperative working relationship with all employees.Ability to recognize and manage priorities.Demonstrate good judgement in reporting and solving issues.Exhibit a “Can Do” Attitude.Function independently with minimal supervision while demonstrating good planning skills.Ability to multi-task effectively.Show initiative in taking on additional responsibilities as schedule allows.KCG Values:Accountability - We don’t let others let us fail.Collaboration - We support each other across departments.Entrepreneurship - We work with an ownership mindset; own the work, the problem and the mitment - We create dynamic communities and foster long-term relationships.Transparency - We act responsibly and communicate petencies:Demonstrates knowledge of EEO policyShows respect and sensitivity for culturalValues and promotes a harassment-free environment.Treats people with respect and keeps commitmentsInspires the trust of othersWorks with integrity and ethicallyUpholds organizational values.Benefits:Be part of a team that is focused on values and committed to building better lives through better communities.Grow in your career with our development opportunities.Thrive in our collaborative and inclusive work environment.Enjoy our industry-leading benefits package and competitive compensation.Know that your work makes a positive impact on the lives of those in our communities.EEOC Statement: All employment decisions at KCG Companies are based on business needs, job requirements, and individual qualifications.
