At Pivotal, your expertise is valued, your development is supported, and your success is celebrated.Learn more at ResponsibilitiesPrepare detailed cost estimates, budgets, and bid proposals for tenant improvement and ground-up construction projects.Analyze project documents, drawings, and specifications to determine material, labor, and timeline needs.Perform and validate quantity take-offs using current tools and software.Solicit and evaluate subcontractor/vendor pricing to ensure competitive and accurate scopes.Collaborate with project managers and superintendents to align scopes and schedules.Contribute to pre-construction planning and value engineering.Maintain and expand relationships with clients, trade partners, and vendors.Identify cost-saving strategies, risks, and opportunities for improved profitability.Leverage estimating tools such as Procore, PlanHub, BuildingConnected, and Bluebeam.Keep current with market conditions, construction methods, and pricing trends.Qualifications3+ years of estimating experience with a commercial general contractor.Demonstrated success with TI projects over $1M and ground-up projects over $5M.Proficiency in Microsoft Excel, Bluebeam, Procore, and BuildingConnected.Strong communication, analytical, and organizational skills.Ability to manage multiple bids and meet deadlines.Bachelor's degree in Construction Management, Engineering, or related field preferred.Benefits & CompensationBase Salary: $105,000-$125,000 per year (based on experience)Performance Bonus: Semi-annual bonus based on individual and company performanceVacation Stipend: $2,500 annual bonus following a qualified vacation (eligible after 6 months of employment)401(k): Employer Safe Harbor contribution of 3% with employee deferral optionHealth Benefits: 100% employer-paid for employee coverage (Medical, Dental, Vision, Group Life Insurance); option to add family at employee's expenseDisability Coverage: Group and individual plans availableTime Off:3 weeks (120 hours) of vacation annually, accrued semi-monthly50 hours of sick leave per yearScheduleFull-Time - Monday to FridayThis is an onsite position based in Kirkland, WA.Location:Pivotal ConstructionKirkland, WA (In-person role at corporate office or project locations as needed)Equal Employment Opportunity (EEO) StatementWe are proud to be an Equal Opportunity Employer.
