Today, Urban Villages has approximately $1B of mixed-use real estate assets under management and a $1.5B development pipeline with land control, as well as 35+ full time employees in three separate offices (Denver, Pittsburgh, Seattle). Our projects are among the most environmentally transformative, socially responsible, and financially sustainable developments seen in the industry today.Position OverviewThe Senior Asset Manager is an experienced and skilled professional who completely oversees a portfolio of commercial properties. The Senior Asset Manager works with the executive team and investors to understand the unique needs and goals of the properties and creates business plans to achieve the desired outcomes. The person in this role will bring industry-leading thinking and practices and will strive to propagate and reinforce these high standards. Within UV, this role serves as the primary representative of ownership and serves as a liaison with property management, leasing agents, tenants, accounting, lenders, and other stakeholders. Accordingly, the successful candidate must possess a strong understanding of real estate finance, excellent written and verbal communication skills, discreetness in handling sensitive information, be highly customer service oriented. The Senior Asset Manager will make frequent property visits to evaluate physical conditions, meet with tenants, and interact with local team members. It’s about creating extraordinary places filled with life and commerce.Patience: You’re a deliberate, long-range manager of UV’s assets because the long-term view requires a different strategy and approach than yielding short-term returns.Builder: You believe in building systems and processes that create clarity, drive efficiencies, and establish the foundations for operational excellence.Storytelling: You’re able to tell compelling stories through financials and reports about how UV’s portfolio is doing, where it’s going, and what opportunities exist to make it even better.Balance: You understand asset management fundamentals and best practices but you’re not afraid to innovate and consider new approaches and systems.Growth: You’re ambitious, willing to roll up your sleeves, and be a key leader in transforming a growing company.Key ResponsibilitiesCreate and implement business plans for each property that address operational, marketing, leasing, debt, and capital project plans, and update these plans regularly as conditions evolveLead the annual budgeting process working closely with accounting and property managementDrive leasing strategy and manage leasing representatives, act as the owner representative in lease negotiations and decisionsArrange debt financing, manage refinancing, communicate with lenders, and maintain compliance with loan covenantsEnsure compliance with requirements and deadlines set forth in leases, management agreements, loan agreements, operating/partnership agreements, loan documents, city/county/state laws, etc.Create and oversee consistent and professional property and portfolio reporting, including internal updates/memoranda, formal investor and lender reports, cash management and capital calls, and an annual budgeting and business planning processAssist in the evaluation, underwriting and negotiation of investment opportunities, as well as manage transaction teamsComplete regular onsite property reviews, and maintain deep knowledge of relevant market, submarkets, and property compsOversee property disposition strategy and executionMaintain accurate Argus models for each asset, prepare detailed cash flow forecasts, and conduct analysis of proposed lease transactionsIn conjunction with the legal team, oversee portfolio's insurance and risk management strategyOversee creation and upkeep of asset management database to quickly access critical data for all assetsOther tasks as necessary to support the Asset Management functions and UV’s corporate goalsQualifications7+ years of experience in real estate finance, asset management, development, or banking, with a demonstrated track record of increasing responsibility and strategic impactStrong drive for remarkable outcomes, with a proven track record of delivering high-quality work and exceeding expectationsGenuine commitment to sustainability and stewardship, aligning financial strategies with environmental and social responsibilitiesAdvanced knowledge and understanding of real estate transactions, finance, and accounting conceptsExpert-level skills in financial modeling in Excel and proficiency with financial reporting systems and data analytics toolsExceptional analytical rigor and attention to detail with a clear focus on delivering measurable impact and driving tangible results for the company.Excellent written and oral communication skills, with the ability to effectively present complex financial information to diverse audiences, including executive leadership and external stakeholdersExceptional customer service and interpersonal skills, and strong ability to professionally interact with a broad range of clientele/relationshipsAbsolute discreetness in receiving and handling sensitive informationBachelor’s degree in finance, accounting, or another relevant field is required and an MBA is strongly preferredAbility to travel when needed, sometimes on short noticeThe expected salary range for this position is $145-185K plus bonus opportunity.
