The team emphasizes hospitality, high-quality service, and a supportive environment for personal and professional development.Job DescriptionLocation: Kirkwood Orange, Orange, CA. Pay: 32 - 35 per hour + commission. Schedule: Tuesday to Saturday. The Director of Sales drives inquiries, tours, professional referral development, and market awareness to position MBK Senior Living as the senior living provider of choice from the first contact.Essential Job Duties (percentage of time and responsibilities):Manage the community’s sales outcomes and occupancy targets by driving qualified inquiries, tours, and referrals (85%).Respond to new inquiries from multiple channels (Website, walk-ins, local referral agencies, Virtual Sales Assistant, 24/7 live chat, A Place for Mom, ) and enter all activities and notes in the CRM in real time.Follow MBK follow-up plans to maintain appropriate communication levels and schedule next steps according to Hot/Warm/Cold expectations.Maintain thorough CRM data in real time; ensure documentation is complete and up to date.Act as primary contact for prospects/families or referral agencies until move-in process begins; coordinate with relevant team members to move the process forward when appropriate.Assist with training the community team in first impressions, inquiry calls, and effective tours.Collaborate with the Executive Director to reinforce that sales is everyone’s responsibility and provide training as needed.Conduct daily community walkthroughs to keep the property model apartments and common areas show-ready to MBK standards.Identify, establish, and maintain positive relationships with industry influencers and professional referrals; manage weekly outreach to generate referrals and attend local events.Develop and manage quarterly Sales and Marketing Plans to generate leads, advance opportunities, build referral relationships, and close sales.Understand annual operating budgets, revenue generation, and pricing; review market research and competitive analysis to adjust strategy (biannual).Provide concierge team with information regarding upcoming prospect tours and train them on creating a positive first impression for tours.Maintain up-to-date CRM with contact information, notes, and next steps; implement MBK follow-up plans for inquiries and tours; tailor strategies per prospect.Coordinate with leadership to sponsor community networking functions and promote MBK culture during outreach.Plan activities to achieve sales targets and execute the marketing plan; supervise Sales Assistant (if applicable) per policies and laws.Attend daily stand-ups, weekly sales/marketing meetings, and monthly all-team meetings; present sales and marketing initiatives as needed.Pricing and revenue generation: work with the Executive Director to price apartments for maximum revenue and determine incentives within guidelines to close sales; model inventory when applicable; maintain communication with leadership about opportunities to increase revenue.Non-Essential Job Duties (15%):Perform other duties or special projects as assigned by the Executive Director or designee.Ensure compliance with applicable laws, regulations, and community policies affecting the department and move-in procedures.Demonstrate tact, professionalism, and friendliness with residents, team members, and visitors; display empathy in interactions with prospects and families.Collaborate with the team to maintain a professional and positive image; ensure promotional materials align with MBK principles and standards.Supervisory/Management ResponsibilitiesSales Assistant: 0 to 1 employee.Minimum Job RequirementsCollege degree or relevant experience required.Sales and marketing experience preferred with a successful track record.Background clearances as required by government regulations; health screening with negative TB test within the last 6 months or within 7 days of employment; valid driver's license and insurance.Strong PC skills; proficient with Microsoft Office (Word, Excel, Outlook, Email, etc.).Excellent written and verbal communication skills; ability to read, write, and speak English; comfortable with public speaking.Preferred Job RequirementsBachelor’s degree coursework in communications, public relations, marketing, or related field is desirable.Successful track record in sales/marketing; ability to work weekends, evenings, and flexible hours to meet customer needs.Physical DemandsMust be mobile and able to move throughout the day and the community; sit for periods and walk with occasional squatting and overhead reaching.Ability to lift/carry up to 40 pounds; operate a motor vehicle to travel to events.Ability to assist in moving residents during necessary or emergency spiring people, creating experiences, and supporting goals are core to MBK Senior Living’s positive work environment.
