This leadership role is accountable for the successful delivery of multifamily developments in major U.S. markets—ensuring operational excellence, financial performance, and brand-quality standards across every build.The ideal candidate brings deep expertise in construction management, particularly in garden-style, wrap/podium, and core residential product types. You will lead a high-performing team, manage department-level P&L, and serve as a strategic partner across Development, Capital, and Executive Leadership to help drive Cortland’s long-term growth.Lead the selection and management of external contractors, vendors, and subcontractors, ensuring compliance with Cortland’s quality, safety, and performance standards.Drive innovation and continuous improvement in construction processes, safety standards, and best practices across all projects.Foster a culture of teamwork, accountability, and excellence within the construction teams.Develop and maintain strong relationships with key stakeholders, including developers, architects, engineers, local government officials, and contractors.Ensure compliance with all regulatory requirements and industry standards.Monitor and mitigate risks associated with construction projects, taking proactive measures to resolve issues as they arise.Report regularly to senior leadership on the status of construction projects, performance metrics, and P&L results.QualificationsBachelor’s degree required in Construction Management, Civil Engineering, Architecture, or a related field preferred.Minimum of 10 years of progressive experience in construction management, with a proven track record in leading teams and delivering successful residential construction projects.Proven expertise in garden-style, wrap/podium product, and core residential buildings.Strong background in managing both the technical and financial aspects of construction -depth knowledge of construction processes, scheduling, budgeting, and contract management.Strong understanding of safety regulations, quality control, and risk management in construction.Excellent communication, negotiation, and interpersonal skills, with the ability to collaborate effectively with internal and external stakeholders.Ability to thrive in a fast-paced, dynamic environment while balancing multiple projects and priorities.LEED certification and PMP are a plus.Agency NoticeCortland is currently managing recruitment internally and is not engaging external agencies for this position.
