Assistant Chief Engineer

Position Assistant Chief Engineer Overview The Assistant Chief Engineer is responsible for a wide variety of tasks. This role provides daily leadership to the engineering team, supports the Chief Engineer in day-to-day property operations, and assists with building systems to ensure critical equipment is maintained per company and industry standards. Responsibilities Plan, schedule, and supervise all preventative maintenance work. Work with and support contractors/vendors and building personnel. Respond to tenant requests, diagnose problems, and perform repairs as necessary. Review building and tenant alterations to ensure conformity with design criteria. Maintain up-to-date files of building plans, equipment specifications, and operating manuals. Provide hands-on service and maintenance of building systems. Operate and maintain all HVAC equipment. Maintain building support, safety, and security equipment. Maintain inventory of spare parts and tools. Respond to building emergencies. Maintain emergency, mechanical, operation, and environmental records. Maintain cost codes, budget spreadsheets, and perform budgetary functions. Assist Chief Engineer in coordinating projects and maintenance tasks for engineering crew members. Assist Chief Engineer with the preventive maintenance program for the building’s mechanical systems. Maintain the preventative maintenance work order software. Perform Chief Engineer functions in their absence. Coordinate vendors to schedule work in the building. Coordinate vendor and tenant authorization for after-hours work in the building. Perform building inspections as required. Education and Experience Minimum three years building maintenance experience. Minimum high school diploma or GED equivalent. Extensive knowledge of standard commercial building equipment and machinery, especially HVAC systems/chillers. Computer Skills Microsoft Outlook and Office package; EMS/BAS software a plus.
