OverviewTMG Partners is seeking an Associate to join the investments team in our San Francisco Office.TMG Partners is a privately-held full service real estate investment, development, and management firm headquartered in San Francisco focusing on urban infill projects in the San Francisco Bay Area. The firm celebrated its 40th anniversary in 2024. TMG’s capital sources include a fully discretionary investment vehicle and traditional joint venture relationships.ResponsibilitiesUnderwriting commercial, mixed-use, and residential investments, including extensive ARGUS and Excel modelingPerforming market research to determine underwriting assumptionsPreparing memos/presentations for our investment committee, equity investors and lendersAssisting in the due diligence process for new investments, including reviewing and/or coordinating property condition reports, environmental reports, leases, loan agreements, service contracts, municating with brokers, attorneys, contractors, lenders, consultants, etc.Assisting in the disposition processPreparing financial analyses and memos related to investment-level decisions, including new leases, capital plan modifications, refinancings, and sell/hold determinationsPreparing valuations of existing assetsAssisting in the preparation of annual operating budgetsCommunication with the asset’s service providers including brokers, attorneys, architects, contractors, lenders, etc.QualificationsBachelor’s degree in finance, economics, real estate or a related field; graduate degree helpful but not requiredMinimum of 3-5 years work experience in commercial real estateExceptional quantitative skills and proficiency with Argus and Excel modeling, including DCF / IRR analyses, development budgeting, and waterfall structuresDetail oriented and excellent organizational skillsStrong writing and proofreading skills and the ability to prepare presentations to communicate investment theses and analytic data effectivelyAble to work independently with minimal direction and collaborate with teammatesAble to manage multiple deadlines and thrive in a dynamic, fast-paced environmentAbout Equality, Diversity & Equal OpportunityTMG is an equal opportunity employer and values diversity.
