National Director of Maintenance & Engineering Job Summary Role oversees national maintenance and engineering programs to ensure consistent performance results. Supports all aspects of maintenance and engineering operations to maximize equipment and facilities efficiency while managing budgets and maintaining regulatory compliance. Responsibilities Manages maintenance responsibilities in a national portfolio of properties and provides direction to regional teams. Prioritizes and scopes operational excellence projects to improve maintenance quality and process efficiency across the portfolio. Works with senior leadership to develop action plans for maintenance operations. Leverages data to analyze problems and justify corrective actions or programs. Maintains adherence to company programs, safety programs, OSHA, insurance and licensing programs, and all regulatory inspections for the division. Monitors market trends in maintenance operations. Creates and oversees preventative, predictive, and corrective maintenance programs. Allocates resources for maintenance and engineering operations. Manages, mentors, and trains maintenance and engineering personnel. Oversees planning, execution, and completion of maintenance and engineering projects. Ensures equipment operates efficiently and effectively. Collaborates with contractors and suppliers for timely and cost-effective services. Identifies, tests, and deploys new maintenance/engineering initiatives regionally and nationally. Supports policies and procedures related to maintenance, facilities, and engineering for the organization. Identifies, evaluates, mitigates, and monitors operational and strategic risks. Basic Knowledge & Qualifications Bachelor’s degree in Facilities Maintenance, Construction, Real Estate, or related field (preferred). 5+ years of supervisory experience and 7+ years in property maintenance operations, capital projects, or renovations in a multifamily environment (preferred). Ability to read and comprehend financial statements (P&L, budgets, ledgers). Ability to leverage data to analyze problems and justify corrective actions or programs. Specialized Skills Building system commissioning experience preferred. Proficiency with office software and database management for reporting. Current driver’s license and automobile insurance; other licenses/certifications as required by state law. Knowledge of federal fair housing laws and applicable local housing provisions. Travel / Physical Demands Office work with potential site visits; exposure to outside elements as needed. Frequent travel may be required for meetings, training, or other duties. Occasional heavy lifting up to 25 pounds. Additional Compensation Base salary plus potential bonus programs based on individual and company performance.
