OverviewElectrical Contractor Qualifying Licensee - New JerseyJLL is seeking an experienced Electrical Contractor Qualifying Licensee to serve as the designated qualifier for JLL's electrical contractor license in New Jersey and expand qualification capabilities across Northeast jurisdictions. This role is critical to maintaining JLL's compliance with state electrical contracting regulations under NJAC 13:31 and NJSA 45:5A, while supporting the professional development of electrical technicians and tradespeople within our organization. The position requires presence on a regular and continuous basis at JLL's New Jersey principal office, with flexibility across JLL's six corporate sites within New Jersey.Department: Engineering/Facilities ManagementLocation: New Jersey (with regional coverage across 6 corporate sites)Reports to: Les Heimgartner, Assistant Compliance ManagerEmployment Type: Full-timeResponsibilitiesRegulatory Compliance & LicensingServe as the designated qualifying person for JLL's New Jersey electrical contractor license per NJAC 13:31 requirementsApply for and obtain electrical contractor qualifier status in additional Northeast jurisdictions, where neededMaintain active electrical licenses and continuing education requirements across all jurisdictionsInterface directly with the New Jersey State Board of Examiners of Electrical Contractors on all license-related mattersEnsure compliance with all applicable electrical codes, regulations, and safety standardsMonitor and maintain currency of all electrical contractor licenses and permitsPressure Seal Responsibilities (N.J.A.C. 13:31-3.3)Maintain exclusive responsibility for JLL's Board-furnished pressure sealApply pressure seal to all applications for electrical permits and inspection as required by regulationTravel to project sites as necessary to apply pressure seal for permit applicationsSafeguard the pressure seal and ensure proper usage in accordance with Board regulationsReturn pressure seal to the Board upon license suspension/revocation, JLL's inactive registration, cessation of electrical contracting operations, or termination of qualifying licensee positionMaintain detailed records of all pressure seal applications and associated permitsSupervision of Electrical Work (N.J.A.C. 13:31-3.4)Exercise full responsibility for inspection and supervision of all electrical work (excluding exempt electrical activities)Personally inspect employee electrical work or ensure appropriate personal on-site supervision is providedMaintain regular and continuous presence at JLL's New Jersey principal office as mandated by state regulationsConduct regular inspections of ongoing electrical work to verify quality and complianceApprove and sign off on completed electrical work before final inspectionCoordinate with local electrical inspectors for required inspections and approvalsMaintain technical responsibility for all electrical work performed under the contractor licenseProfessional Development & Training SupportSign off on required affidavits for electrical trainees seeking advancement to next license levelsMonitor licensed personnel within New Jersey jurisdiction (roster provided by JLL License Track team)Mentor and guide electrical technicians through the licensure processAssist trainees with experience verification documentation, including:Organizing and storing work experience recordsCompleting license application paperworkCoordinating with licensing boards for application submissionsTracking apprenticeship and journeyman hour requirementsDevelop and deliver internal training programs on electrical codes and licensing requirementsOperational Support & Project OversightOversee electrical projects conducted within New Jersey jurisdictionMaintain communication with accounts throughout assigned areaReview and approve electrical work plans and specifications for complianceConduct technical reviews of electrical installations and modificationsProvide expert consultation on complex electrical projects and troubleshootingSupport JLL License Track program implementation and maintenanceCoordinate with the JLL License Track team for credential tracking and managementMaintain relationships with electrical inspectors and regulatory officialsEnsure proper documentation and record-keeping for all supervised electrical workProgram ManagementContribute to the development and maintenance of JLL's comprehensive electrical licensing program policies and proceduresEstablish partnerships with trade schools, apprenticeship programs, and professional organizationsCoordinate with HR and regional managers to identify licensing needs and career development opportunitiesCoordinate regular reports on licensing status, compliance metrics, and program effectiveness with the JLL License Track teamMaintain official records of all pressure seal applications and supervised electrical workServe as JLL's license representative, operating within assigned accounts and reporting to managers cognizant of qualifier responsibilitiesQualificationsEducation & LicensingHigh School Diploma or equivalent required;
