OverviewThe Chief Engineer is responsible for the oversight of building maintenance for the property, including both interior and exterior areas. This role requires knowledge of HVAC, Refrigeration, and Electrical Engineering.Performs analytical work in providing office and building engineering support and field engineering support to ensure technical competence and compliance with current codes and criteria.Job Complexity & Critical SkillsReasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.The position is fundamental to the administrative and operational functions of the Company/Property and requires organizational skills, attention to detail, solid time management, and good interpersonal skills.As the key employee of building operations interior and exterior, the Chief Engineer is essential to the longevity of all equipment and the aesthetic nature of the property. The Chief Engineer must project a professional and competent image, provide customer service in a friendly and outgoing manner, while meeting timelines and maintaining a clean environment.The role is fundamental to all mechanical functions of the community and involves collaboration with the Association Manager and maintenance team to operate the community and facilitate solutions to maintenance problems. Strong leadership, customer service, technical, and problem-solving abilities are required.Essential Duties and ResponsibilitiesOther duties may be assigned to meet business needs.Perform day-to-day routine maintenance of the building, leading the maintenance staff.Develop and adhere to the preventative maintenance program for the community, updating as needed.Supervise all building repairs performed by outside vendors, reporting to the Association Manager on satisfactory/unsatisfactory completion.Maintain an operating environment that achieves a satisfactory level of resident service as measured by feedback and surveys.Monitor all building systems and perform basic repairs as needed.Demonstrate the ability to adapt to changing circumstances.Respond to phone calls and correspondence in a timely, professional manner.Encourage maintenance staff to behave professionally and comply with safety standards; motivate staff to work as a team.Create maintenance reports depicting property condition, project progress, and concise recommendations.Observe all safety standards and participate in efforts to provide a safe work environment.Understand and follow directions from the direct supervisor and conscientiously complete anize time effectively and balance multiple projects.Maintain up-to-date equipment maintenance logs, inventory, and update the preventative maintenance manual petenciesFinancial ManagementTechnical CapacityPerformance ManagementCommunication ProficiencyEthical ConductLeadershipProblem Solving/AnalysisStrategic ThinkingResponsibilitiesThe Chief Engineer will be responsible for interviewing, training, staff development, and scheduling.Work EnvironmentThe position may involve outside weather conditions, proximity to moving mechanical parts, and exposure to wet/humid conditions and fumes. The noise level is usually moderate to loud.Physical DemandsThe physical demands described here are representative of those that must be met to successfully perform the essential functions. Occasional outdoor exposure is required.Position Type/Expected Hours of WorkFull-time (40 hours per week) and may be available for emergencies and occasional night/weekend work due to special projects. This is an exempt (salaried) position and may require attending occasional off-site meetings within the local city limits.Required Education and ExperienceHigh school diploma is required; AA degree in the industry preferred.Three to five years of experience as a Maintenance employee in a supervisory role in hi-rise buildings.HVAC certification and/or comparable technical school certification.Strong working knowledge of basic trades (electrical, plumbing, carpentry, HVAC, painting principles).Ability to analyze and interpret technical aspects of pumps, motors, and mechanical systems of similar complexity.Proficient with Microsoft Word and Excel.Valid Florida driver’s license.Ability to respond to emergencies in a timely manner (generally within 2 hours) and be available to go to the property for emergencies, including nights and weekends.Other DutiesThis job description is not a comprehensive listing of activities, duties, or responsibilities and may change without notice.
