This person is responsible for supervising, scheduling and coordinating the activities of the operating team and will assume the duties and responsibilities of the Operations Manager in their absence.ResponsibilitiesSupervise and direct the maintenance staff and monitor the performance of assigned responsibilities.Perform and/or direct all maintenance department service requests to ensure work is completed efficiently with minimal disruption and adequate cleanup.Check malfunctioning equipment, determine corrective actions, and facilitate root cause analysis.Provide training and supervision to expand the capabilities of the operations staff, including hands-on instruction in basic maintenance, safety, troubleshooting, and use of tools and instruments.Demonstrate professionalism in manner and appearance; recommend relevant outside courses as appropriate.Supervise and implement the preventative maintenance program, scheduling with minimal disruption to building services and maintaining inventory.Direct contracted maintenance work and ensure timely performance of maintenance contracts; manage equipment warranty obligations and secure manuals/drawings.Ensure safe storage, usage and disposal of hazardous materials and maintain a clean and safe workplace.Recommend and estimate facilities repairs and improvements for inclusion in the annual budget.Maintain an adequate operating inventory of tools and supplies; manage purchase orders and stock sources.Annually implement at least one cost-saving action relating to energy or utility consumption.Perform additional duties as requested.Position SpecificationsEducation: Minimum of a high school diploma. Two years of trade or vocational schooling or apprenticeship in electrical, piping/plumbing, refrigeration or HVAC.Experience: 5+ years of experience in healthcare facility/plant engineering maintenance.Regulatory: Thorough understanding of Joint Commission and other regulatory surveys.Special knowledge: Exposure to HVAC, fluid handling/pumping, fluid filtering, mechanical systems, welding, and electrical systems engineering and operation; multi-skills in a minimum of two craft areas.Personal characteristics: Good interpersonal skills, ability to communicate well in oral and written reports, and excellent customer service skills.Technical: Proficient in basic computer applications (MS Office, E-mail); familiarity with CMMS (preferably 360 Facility) and Building Automation System (BMS).Internal candidate note: Must consistently receive a "meets expectations" on IPMP performance review.Job RequirementsVisually inspect machinery and buildings.Ability to frequently walk up and down stairs for inspections and emergency procedures.Valid US Driver's License.Ability to climb ladders up to 40 feet and lift 60 lbs repeatedly.Ability to detect emergency alarms by auditory and/or visual cues.Access to difficult-to-reach areas may require getting on hands and pensationEstimated compensation for this position: 66,560.00 - 66,560.00 USD per yearNote: This range is an estimate and actual compensation may differ.
