ResponsibilitiesYou Will …Position OverviewThe Rollins Real Estate & Workplace Management department provides real estate field advocacy, project management, communication, vendor management, and strategic direction for our network of over 850+ leased and owned branch locations throughout the United States and Canada. Our branch locations are flex spaces with office and warehouse components.The Director of Transaction Management plays an integral role in enhancing the Rollins Field Real Estate program, specifically as it relates to Transaction Management, Lease Administration, and Portfolio Strategy. This role is vital as Rollins looks to effectively manage its real estate portfolio while aligning with broader business objectives, driving value, and supporting growth initiatives.The Director of Transaction Management works closely with Rollins teammates, senior leadership, and third-party vendors to lead and execute comprehensive real estate initiatives across the corporate portfolio. This role spans the full real estate lifecycle and plays a critical part in shaping and supporting the company’s broader business strategy.This role offers significant variety and exposure to all aspects of the real estate lifecycle, as well as direct insight into high-level business planning and executive decision-making. Success in this position requires the ability to prioritize in a dynamic environment, balance strategic thinking with attention to detail, and demonstrate patience and adaptability in a developing and maturing corporate real estate function.Your Key Responsibilities include…People Management: Build, lead, and develop high-performing internal teams, fostering a culture of accountability, collaboration, and continuous improvement.Vendor Management: Oversee and manage relationships with third-party service providers, ensuring performance, alignment with contractual obligations, and value delivery.Process Optimization: Develop and implement standardized policies, procedures, and playbooks to drive consistency, efficiency, and compliance across all phases of the real estate lifecycle.Transaction Oversight: Collaborate with internal Transaction Managers and external brokers to manage end-to-end real estate transactions, ensuring alignment with stakeholder goals and adherence to corporate policies and standards.Market Research & Trend Analysis: Monitor commercial real estate trends and conduct market analyses to inform strategy, identify risks and opportunities, and make data-driven recommendations in line with industry benchmarks.Strategic Initiatives: Lead and support cross-functional strategic efforts such as company-owned property dispositions, space utilization planning, vendor optimization, service delivery enhancements, and stakeholder engagement.Performance Metrics & Reporting: Define, track, and report on portfolio KPIs to evaluate cost efficiency, space utilization, sustainability, and operational performance, identifying areas for improvement and alignment with best practices.Financial Oversight: Manage the Transaction Management team budget, including planning, operational expenditures, and long-term forecasting, ensuring fiscal responsibility and strategic munications Management: Develop and manage clear, consistent communication strategies across multiple channels—including the corporate intranet, field communications, and executive updates—to ensure alignment, transparency, and engagement across all levels of the organization. QualificationsThe Essential Experience and Qualifications You Will Bring:Education: BA/BS in Real Estate, Business Administration, or related field with relevant work experience.Experience: Candidate must have extensive experience in corporate real estate transactions and portfolio strategy management, with a strong background in process creation, continuous improvement, and people management. Relevant experience to include:Minimum of 10 years of progressive experience in commercial real estate, specializing in managing office or industrial transactions and portfolio strategy from the end-user, broker, or landlord perspective.Deep understanding of real estate strategy, leasing, portfolio management, and lease administration.Strong expertise in managing complex real estate projects from concept through completion, across the full lifecycle—including transactions, construction, and post-occupancy operations.Proven track record of transforming corporate real estate functions by leading strategic initiatives and collaborating with stakeholders to implement effective processes that deliver measurable business value and align with organizational objectives.Experience in building and leading high-performing teams, with a focus on talent development, cross-functional collaboration, and effective people management to drive organizational success.Deep knowledge of the full corporate real estate lifecycle, including how transactions integrate with design, construction, move-in, and facilities operations, to ensure seamless execution and long-term portfolio success.Strong understanding of lease terms, ASC 842 lease accounting standards, and lease compliance, ensuring accurate financial reporting, regulatory adherence, and strategic alignment.Proven ability to coordinate cross-functionally with Accounting, M&A, Finance, Risk Management, Legal, and Environmental to support and align real estate activities with broader business objectives.Excellent written, verbal, and presentation skills, with the ability to communicate effectively across all levels of the organization and with external partners.Strong interpersonal skills, professional presence, emotional intelligence, and common sense to build trust, resolve issues, and navigate complex organizational dynamics.Demonstrated ability to build and maintain strong internal and external relationships, including with landlord and broker partners, and hold third-party vendors accountable for performance.Exceptional organizational and time management skills, with the ability to prioritize effectively, manage multiple projects, and meet tight deadlines.Analytical and problem-solving skills, with sound judgment, initiative, and the ability to work independently with minimal supervision.Adaptable and resourceful in a dynamic, fast-paced environment with shifting priorities and evolving business needs.Strong technical proficiency with Microsoft Office Suite, , and real estate/lease management platforms such as CoStar or equivalents.Ability to recognize and act on opportunities for improvement and adjust direction when business conditions volvement in relevant corporate real estate industry organizations (e.g., CoreNet, NAIOP, IIDA, IFMA) a plus. Work EnvironmentThis onsite role is intended to optimize relationship building, collaboration and visibility for the muting to our primary campus located at 2170 Piedmont Rd., Atlanta, GA 30328 Monday-Friday is required.Some travel to field sites, conferences, etc. will be required at an estimate of 10-20%.
