OverviewThe Design Manager is responsible to help ensure successful delivery of McCarthy projects by managing the design process with regard to defining deliverables, scheduling design and defining potential obstacles, monitoring and developing work as required. McCarthy projects may include design-build projects and projects for which McCarthy performs preconstruction services (typically include design reviews, constructability reviews and value management of design documents).ResponsibilitiesDefine, schedule and monitor quality of design deliverables on projects that include design build or other alternate forms of deliveryInterface with project teams to develop expectations for content of design documents at various stages, coordinate design document packaging strategy, establish content quality and define key milestones/metrics to verify expectations will be metInform all project participants of design status, design quality and liabilities related to designReview design progress to prevent cost and scope creepManage all conflicts within the documents during design phase to successful resolution for all partiesManage the RFI process for communication between the owner and design teamManage the file system for document controlHost/manage Value Analysis sessions as needed to look for cost effective details and material selections to maintain or improve the project budget or GMPBecome knowledgeable of all building codes related to project and ensure they are incorporated into designEnsure project specifications meet requirements for compliance with local/federal regulations and the requirements of owner vendors/design standards/expected outcomesCoordinate proposal submissions with BUL and Division Marketing to the extent requiredDevelop RFPs for design firm responses or design build/design assist subcontractor responsesPrepare designer and subcontractor scopes of work, coordinating between firms to ensure no gaps in design servicesCoordinate contract terms and conditions with McCarthy teamCoordinate responsibilities for VDC and develop workflows to support the use of VDCCoordinate co-location requirementsCoordinate all preconstruction/construction budgets, ensuring any changes are communicated to teamDevelop plan to monitor design based on target budget(s) or systems budget(s) for constructionCoordinate with owner all permits and utility services for projectBecome familiar with project development agreements as they apply, to ensure work performed by McCarthy is in conformance to these agreementsCoordinate with team initial budgets, GMPs or lump sum values for subcontractors performing Design-Build or Design-Assist services and become familiar with all scopes/budgets to ensure a coordinated approach to estimating and design monitoring/scope monitoringMonitor design between estimate updates to report, review and determine corrective course(s) of action required to maintain or lower the overall budgetCoordinate/integrate overall design deliverables and construction schedules with project staffDevelop internal costs and metrics to inform team on design direction and cost comparisons for designDevelop VDC/BIM execution plan for project with VDC ManagerUpdate McCarthy procedures to incorporate best Design Management techniques and present Design Management trainingOversee implementation of McCarthy quality program and proceduresReview claims and latent defectsBuild effective and strong relationships with Risk Management/Legal, Executive Management/Business Unit leaders and owners/architects/engineersDocument lessons learned and best practicesSkills & Qualifications10+ years experience managing and coordinating design disciplinesBachelor/'s degree in Engineering or Architecture requiredProven experience working in the design phase of a project and ability to direct design team to positive outcomesSpecific technical expertise in building enclosures or MEP systems preferredGood computer skills including proficiency in Building Information Modeling (BIM) and software programs (PowerPoint, Excel, Word, Access, Revit, Navisworks, QTO, etc.)Professional Engineer or Registered Architect preferredHistory of Affiliations with Professional Organizations preferred (AIA, CSI, ASHRAE, etc.)Good understanding of the technical aspects of all building systemsUnderstands design, construction and operations and legal perspective of designTeam-builder who enjoys training othersProcess-orientedGood verbal/written communication skills with facilitator capabilitiesMcCarthy is proud to be an equal opportunity employer, including disability and protected veteran status.For California locations only, the salary range for this position is: $135,000-$165,000, depending experience. This does not include possible bonus and other benefits which can impact total compensation.
