Charter School & Community DevelopmentLocation:Hybrid (Regional Office + Field Site Visits)Company:True North K-12Reports To:VP of Development & Executive LeadershipAbout the RoleWere hiring a Development Project Director to lead the planning, financing, and delivery of charter schools and surrounding community assetsincluding mixed-use developments, retail, multi-family housing, and senior living. This role is central to building educational ecosystems that foster lifelong learning and vibrant community engagement.Youll manage the full lifecycle of development projects, from entitlement and design through construction and grand opening. Youll collaborate with internal teams, external consultants, investors, and community stakeholders to ensure projects are delivered on time, within budget, and aligned with our mission to build places where people belong.What Youll DoCharter School DevelopmentLead site selection, entitlement, and permitting for charter schools and early learning centersCoordinate with architects, engineers, and contractors to ensure educational design excellenceManage relationships with charter authorizers, school boards, and educational partnersCommunity Asset IntegrationOversee planning and development of adjacent assets (retail, housing, senior living)Align mixed-use components with educational mission and community needsCollaborate with municipalities and zoning boards to secure approvalsFinancial Structuring & OversightStructure complex capital stacks (USDA, tax-exempt bonds, grants, private equity)Manage budgets, proformas, and funding requisitionsLead due diligence and closing processes with lenders and legal teamsProject Management & ReportingMaintain project trackers, schedules, and milestone dashboardsPrepare investor updates, board presentations, and stakeholder communicationsConduct site visits and ensure quality control and complianceWhat You Bring7+ years in real estate development, construction, or educational facility deliveryProven experience with charter school development and community-based projectsStrong financial acumen and experience managing multi-source fundingExcellent communication and stakeholder engagement skillsProficiency in project management tools (Smartsheet, Procore, MS Project, MS Planner)Bonus PointsPassion for education and community transformationStrategic thinker with a bias for actionFamiliarity with regulatory environments across GA, SC, and FLAbout UsTrue North K-12 is committed to building exceptional schools and communities.
