Position OverviewJob Title: Maintenance Supervisor IILocation: Cambridge + SenatorStarting Salary: $71,500 - $75,000 annuallyWho We AreHomeRise believes that home has the power to stabilize a person’s life. PTO, holidays, sick time, and other advantages are included (see details in original posting): 2 weeks PTO accrual in first 12 months, 3 weeks after 13–36 months; 14 paid holidays with one floating day; sabbatical after 5 years; 45-minute paid lunch per shift; Employee Referral Program and HERO Award, etc.Position ResponsibilitiesManages one Senior Maintenance Technician and two full-time Janitors and directs strategic operations planning and daily activities of HomeRise Maintenance Department.Delivers quality maintenance, sanitation, and janitorial services ensuring assets, machinery, buildings, grounds, and utilities are maintained in appearance and function in compliance with federal and local laws and regulations.Executes national and local policies and procedures with Site Manager.Maintains preventive maintenance programming in Yardi; ensures timely preventive/deferral maintenance and annual permits/inspections (elevators, backflows, boilers, fire systems, generators, etc.).Establishes and enforces effective Safety Procedures for Maintenance and Janitorial staff.Maintains, operates, and trains staff in the Yardi work order system to meet departmental goals.Coordinates and prioritizes work orders with Site Managers.Purchases/orders repair material and janitorial supplies within budget allocations.Maintains centralized tool and supply inventory.Performs basic to advanced maintenance repairs.Ensures turnovers are completed within 14 days (30 days if renovation is required).Assists Site Manager with pest control walks and annual unit inspections, documenting issues and performing repairs.Maintains capital item purchase records and reports to Regional Property Director biannually.Maintains and updates preferred vendor list and implements cost-effective replacements (carpet, appliances, etc.).Responds to after-hours emergency calls; undertakes projects as assigned.Supervisory ResponsibilitiesOne Senior Maintenance Technician and two Janitors.QualificationsHigh School Diploma or GED required.Seven years’ experience in multi-family (apartment or hotel) maintenance.Working knowledge of Microsoft Office, Outlook, Word and Excel.Ability to plan, organize and supervise an effective maintenance program.Ability to assess and prioritize work orders and assign daily tasks to staff.Knowledge of building systems, warranties, and equipment life expectancy; experience with General Contractors and sub-contractors.Knowledge of residential building maintenance.Effective communication with high-risk residents.Ability to supervise and manage staff with diverse backgrounds; experience with Yardi is strongly recommended.Must communicate effectively with Site Management, Resident Services, and residents (verbal and written).Valid phone number required.Strong interest in social justice and advocacy; experience in supportive housing and homelessness recovery preferred.Ability to resolve conflicts and work independently or as part of a team; ability to train and support maintenance personnel.Must be able to work in an environment with varying conditions; physical ability to perform duties as outlined (see physical demands below).Position DetailsLocation: 473 Ellis & 519 Ellis Street, San Francisco, CAStatus: Full-Time / ExemptSchedule: Monday through Friday, 8:00 AM – 4:00 PMReports to: Site Manager and/or Regional Property DirectorPhysical Demands & Work EnvironmentThe physical demands and work environment described here are representative of those required to perform essential job functions.
