Owner/operator in STL is seeking a skilled and detail-oriented Maintenance Technician handle coordinating, executing, and overseeing all work related to occupancy inspections across multiple jurisdictions, ensuring compliance with local codes and ordinances.Key ResponsibilitiesServe as the primary point of contact for all occupancy inspections required by municipalities within the St. Louis MSA.Conduct pre-inspection assessments to identify and address potential code violations.Coordinate and perform repairs, upgrades, and maintenance tasks necessary to meet occupancy standards.Liaise with municipal inspectors, schedule inspections, and ensure timely resolution of any cited deficiencies.Maintain detailed records of inspection outcomes, work orders, and compliance documentation.Collaborate with property management, leasing, and vendor teams to ensure seamless turnover and readiness of rental units.Monitor changes in local codes and ordinances and proactively adjust maintenance protocols to remain compliant.Ensure all work is performed safely, efficiently, and in accordance with company standards and local regulations.QualificationsHigh school diploma or equivalent; technical certification or vocational training preferred.Minimum 3 years of experience in residential property maintenance, preferably in the single-family rental sector.Strong knowledge of local building codes, occupancy requirements, and inspection protocols across municipalities in the St. Louis MSA.Proven ability to manage multiple properties and inspection schedules simultaneously.Excellent communication and interpersonal skills, with the ability to work effectively with inspectors, tenants, and internal teams.Valid drivers license and reliable transportation required.Ability to use property management software and mobile work order systems.Flexibility in work hours, including some weekends as needed to meet business needs.
