Job Title: Estimator Job Description We are seeking a detail-oriented Preconstruction Estimator with expertise in budgeting, bid analysis, and project administration for multi-family, high-density residential, and mixed-use developments. This role is critical in coordinating project design efforts, managing budgets, and ensuring clear communication between internal teams, consultants, and clients during the preconstruction phase. Responsibilities * Critically review and evaluate subcontractor bids to ensure alignment with project plans and specifications. * Collaborate with architects, engineers, and consultants to develop accurate budgets across all project phases. * Assist and meet with bidders to ensure scopes are clearly understood and to avoid scope gaps. * Spread and compare bids across multiple trades to identify the most complete and cost-effective proposals. * Summarize technical reports (geotechnical, environmental, etc.) for internal use. * Draft and manage RFP instructions, maintaining consistent engagement with bidders to clarify scopes and eliminate scope gaps. * Perform detailed quantity takeoffs to verify bids and fill in missing scopes. * Track and update benchmark cost data for use in future project planning and estimating. * Ensure all project documents submitted to owners or other external/internal members are professionally formatted. * Manage all project files, including but not limited to plans, bids, and budgets. * Memorialize and distribute all meeting minutes within 24 hours to maintain clear communication across teams. Essential Skills * 3+ years of estimating experience in multi-family projects. * Proficiency in reading plans and specifications. * Clear communication skills with clients and bidders. * Ability to manage multiple projects simultaneously. * Experience in preconstruction budgeting and cost analysis. * Skilled in bid review and scope comparison. * Competence in quantity takeoffs and estimating. * Expertise in vendor and consultant coordination. * Understanding of construction sequences and scopes of work. * Ability to manage project documentation and file management. * Experience in RFP drafting and administration. Additional Skills & Qualifications * Friendly and open-minded to doing new things. * Able to handle administrative duties like printing, filing, and making calls to bidders. * Adaptable and confident in managing deliverables. * Cares about work product and quality. Work Environment The typical work hours are from 7 am to 4 pm, Monday through Friday, with occasional overtime needed. The work environment is a general office setting, requiring desk work and keyboarding skills. There may be occasional travel to project sites or outside agencies. The team is collaborative, high-performing, and cross-functional, with minimal supervision. Job Type & Location This is a Contract position based out of Campbell, California. Pay and Benefits The pay range for this position is $50.00 - $60.00/hr. Eligibility requirements apply to some benefits and may depend on your job classification and length of employment.
