OverviewEnsign Services, Inc. (ESI) seeks an experienced Director of Pre-Construction to serve the needs of our rapidly company base across the United States. This position will be remote in California and serve certain markets where ESI’s clients have operations.About the CompanyESI serves over 361 post-acute care operations across 17 states, including skilled nursing facilities, assisted living facilities, and other ancillary service providers. These operations have no corporate headquarters or traditional management hierarchy. Instead, they operate independently with support from the “Service Center,” a world-class service team that provides centralized legal, human resource, training, accounting, information technology and other resources necessary to allow on-site leaders and caregivers to focus on day-to-day care and business issues in their operations.PURPOSE OF YOUR POSITION:The Director of Pre-Construction & Asset Development position is a leadership and mentoring role to establish a framework around and oversee all aspects of various pre-construction projects that occur in both Skilled Nursing and Assisted Living facilities. The pre-construction process is a crucial initial planning phase of a construction project that bridges the gap between conception and physical work. Your purpose will be to work with Operators to translate their vision/business goals into an executable scope and facilitate discussions around feasibility.During the course of construction, you will be expected to stay involved with the construction team ensuring the project follows that which was envisioned, and that cost and timelines are completed as planned and per all Company policies, as well as per all Federal, State, and local regulations.It is expected that the Director of Pre-Construction will actively live our Core Values in the daily performance of their job. The Core Values are: CELEBRATION, ACCOUNTABILITY, PASSION FOR LEARNING, LOVE ONE ANOTHER, INTELLIGENT RISK TAKING, CUSTOMER SECOND AND OWNERSHIP.Essential DutiesAsset Development & Renovation Projects:Responsible for the overall pre-construction process including but not limited to: initial scope of work development, site inspection & analysis, design development, budget estimates, timeline projections, project approval, bid out and contracting process, contract negotiations, entitlement process, leading all pre-construction meetings, and transition from pre-construction to construction.Lead financial modeling and pro-forma discussions for project feasibilityResponsible for the setup and management of the “project team”, including Architect, Engineers, General Contractors, and Consultants.Under the direction of the Director of Construction, assist and help monitor the construction process to ensure the vision is translating to reality. Communicate monthly on the progress to Operational leaders.Additional Responsibilities:In conjunction with the Executive Vice President of Construction, establish “performance standards” and create systems for the Asset Management Cluster of the DepartmentResponsible for the succession planning of team members and looking for potential opportunities within the Department and/or Organization for individuals to thriveProvide training, guidance, and support to Construction Market Leaders in all aspects of ConstructionPlan, conduct, and hold team meetings on a monthly and annual basis, to review projects, best practices, and to create team building opportunitiesEnsure annual performance reviews are completed for all team members timelyRespond to emergency situations and coordinate with emergency services as needed. Enlist local and non-local Resources for help as neededOther duties as assigned by the Executive Vice President of Construction, Life Safety, & Asset DevelopmentQualificationsHCAi experience is a preferred, but not requiredProven ability to lead, motivate, and inspire a team that has both a direct and dotted line to your team.Skilled Nursing and/or Senior housing experience preferredProven track record of successfully managing complex situations regarding compliance and legal mattersStrong analytical and financial skillsStrong understanding of facilities maintenance, equipment and systems, fire safety, and hazardous conditions that can exists in and around Skilled Nursing and Senior Care facilitiesExcellent communication and interpersonal skills. Ability to identify, analyze, and provide solutions to, but not limited to, maintenance and safety related issuesAbility to successfully collaborate with a diverse team of healthcare operators, owners, resources, and vendor partnersAbility to self-direct and self-start on complex tasks, thrive in a fast-paced working environment, and effectively solve problems while working with a teamKnowledge, Skills & AbilitiesDegree in Construction, Facilities Management, Architecture, or Real Estate Development with 5+ years of experience in the Healthcare construction and/or real estate industryExperience with performing on site assessments, budget estimates, and successfully management of project cost informationAbility to develop Value-Add scopes of work, Cost Estimates, Request for Proposals (RFP’s), selecting vendors and monitor projectsExperience managing vendors, ensuring accuracy billing, and quality of finished productsProficiency in industry specific programs for modelling pro-formas, financials, schedules, bidding software, and other MS Suite office programsExperience interfacing with cross-functional internal stakeholders within a multi-department environmentWorking ConditionsTravel required up to 50% of time and must be able to travel in a car and/or airplane as neededMay work at home or onsite in any areas within a Skilled Nursing and/or Assisted Living facilityDirectly interacts with any individual encountered in a Skilled Nursing and/or Assisted Living facility such as but not limited to employees, residents, visitors, Landlords, and government agency representatives under any conditions and circumstancesMay encounter hostile and emotionally upset employees, residents, and visitorsFollows all facility policies and procedures (e.g., infection control) that apply to visitorsWorks beyond normal working hours and on weekends and holidays when necessaryIs subject to exposure to infectious and communicable diseasesCompensation & PerksSalary: $140,000–$150,000 DOEPosition Type: Full-Time, Exempt EmployeeBenefits: Medical, Dental, Vision, Life & AD&D Insurance Plans, 401(k) with matching contribution, vacation, sick and holiday payLocation: CA, TX or AZEnsign Services, Inc. is an Equal Opportunity Employer.
