OverviewExercises independent judgment in evaluation, selection and use of standard techniques, and solves problems when encountered. Possesses and applies a broad knowledge of architectural principles, practices and procedures to complete assignments with originality and ingenuity. Anticipates job expectations and contributes to solutions on small to mid-scale projects through construction administration.ResponsibilitiesEmploys standard protocol for communication with and between team members to include the owner, architect/engineer team and contractor staffProactively applies knowledge of codes and all types of building systems (architectural, civil, structural, etc.) to projectsAssists with reviewing and managing Requests for Information (RFI) and submittals and maintains current documents using HKS’ document management softwareEffectively communicates with designers to gain understanding of design intentCoordinates with design team, issues required document revisions and communicates legal ramifications of changes to the contract documents during construction phaseMonitors owner and/or contractor directed changes for requests that fall outside of basic services agreement; notifies PM of any potential additional servicesChecks submittals (i.e., shop drawings and product data) to determine conformance with project contract documents, design intent as well as HKS standards, best practices and quality expectationsPerforms periodic site visits, observations and inspections and prepares field reportsInterprets results of laboratory tests and implements the necessary course of action required by test resultsApplies knowledge of the effect of atmospheric conditions on building materials and components during and after construction, to include the practice of quality assuranceEvaluates cost-related aspects of the project and administer change orders, proposed changes, construction change directives, substitutions, time delays and payment applications in accordance with contract and project requirementsProvides feedback about issues for improvements (constructability, material appropriateness, clarity, function, equipment coordination, etc.) to project teamCollaborates to build consensus among team members and achieve project goals by facilitating communication between Owner, Architect, Contractor and Consultants and by maintaining current knowledge of the Owner-Architect Agreement, Owner-Contractor Agreement, Architect-Consultant Agreement and any additional services agreementsResolves issues with inspectors and other authorities having jurisdiction while maintaining current knowledge of applicable codes and regulations for projectParticipates in team meetings to discuss project issues, technical issues and coordination with other disciplinesMay be responsible for preparing and/or reviewing meeting minutes for consultant coordination meetingsTravel will be requiredQualificationsEducation and ExperienceAccredited professional degree in Architecture, Architectural Engineering, Engineering, Construction Science or related field preferredTypically 4+ years of experienceLicenses and CertificationsArchitectural Registration preferredSustainable design accreditation preferredKnowledge, Skills And AbilitiesAdvanced – expert-level experience, knowledge or skillsIntermediate – experience, knowledge or skills required to produce high-quality solutions or workBasic – familiar with primary concepts or capabilities and may perform elementary functions depending on roleAdvanced skills in Bluebeam requiredIntermediate experience with Navisworks requiredBasic skills in Revit requiredAdvanced skills in MS Office Suite requiredBasic skills in Photoshop, Illustrator, and InDesign requiredAdvanced knowledge of sustainability and integrated design guidelines requiredIntermediate knowledge of the Owner-Architect Agreement, Owner-Contractor Agreement and Architect-Consultant Agreements requiredAdvanced experience with the entire project lifecycle, through post-occupancy requiredAdvanced presentation, graphic and visualization skills to communicate ideas requiredAdvanced knowledge of architectural building systems and accessibility guidelines requiredAdvanced ability to research and apply/incorporate into technical documents requiredAdvanced knowledge of materials, construction techniques, building codes and QA/QC process requiredIntermediate ability to communicate and present ideas in a clear, concise and professional manner both verbally and in writing requiredIntermediate ability to problem solve and apply innovative solutions requiredAdvanced ability to work and collaborate in a team environment requiredIntermediate ability to work on multiple projects at the same time requiredIntermediate ability to effectively meet deadlines at expected quality requiredSalary, Benefits and Additional DetailsBase Salary Range: $92k - 114k annually – San Francisco locations only.The estimate displayed represents the general base salary range of candidates hired in San Francisco only. We may ultimately pay more or less than the posted range based on the location of the role.
