A boutique real estate investment and advisory firm is looking for a Property Manager to join their team in Chicago. With a salary range of $60,000 to $75,000, plus a performance-based bonus, this position includes robust benefits like paid time off, 401(k) matching, and full health coverage. Key Responsibilities of the Property Manager: Oversee the daily management of a commercial property portfolio, ensuring operations run smoothly and in line with internal policies and external regulations. Work alongside asset management to implement cost-saving initiatives and improve overall property performance. Create and manage annual budgets; track operating expenses and capital improvement projects to ensure financial goals are met. Manage vendor relationships, including contract negotiation, invoice approvals, and service quality reviews. Handle rent collections and enforce lease terms as needed, maintaining positive tenant relationships throughout. Liaise with accounting to ensure accurate tenant billing, reconciliations, and reporting. Conduct regular property walk-throughs and inspections to identify maintenance needs and ensure standards are upheld. Respond promptly to tenant service requests and coordinate appropriate follow-up with maintenance staff or third-party vendors. Support leasing functions, including space tours, move-ins, renewals, and coordination of tenant improvements. Keep operational documents and insurance records up to date, ensuring compliance with all lease and building requirements. Qualifications of the Property Manager: Bachelor’s degree in real estate, business administration, or a related field preferred. Minimum of 3 years of experience managing commercial real estate assets. Solid understanding of budgeting, property operations, and vendor oversight. Experience working with property management platforms (Yardi preferred) and strong Microsoft Office proficiency. Strong interpersonal and communication skills, with the ability to work well with tenants, contractors, and colleagues. Highly organized, detail-oriented, and capable of managing multiple priorities with minimal supervision.
