Job Description

Clear Channel Outdoor is seeking a Director of Development, Northern California to develop new outdoor Advertising Assets while building relationships at all levels of government. The successful candidate will strategically manage and grow the region’s portfolio of real estate assets while navigating the federal, state, and local regulatory environment.Job Responsibilities:Comply with applicable Federal, state regulations, local rules, and ordinancesNegotiate existing and new lease agreements with favorable termsWork with legal counsel in all matters involving zoning, relocation, permitting, lease contract negotiations, and support any legal actionsIdentify viable development opportunities including competitive inventoryWork with Building, Electrical, General Contractors, Surveyors, and EngineersIdentify, secure, permit, and orchestrate the building of new assets in the marketWork with State, County, and City officials on all matters pertaining to the development of new assets and all relocationsAttend regulatory and public hearingsPursue modernization of existing ordinances to provide for the use of current technology such as digital formatCollaborate with the VP Real Estate and VP Public Affairs to achieve shared market goals and objectivesManage Development RepJoin select chambers of commerce/boards and participate regularly in events to positively represent Clear Channel Outdoor in the communityPerform other duties as assignedJob Qualifications:Education and CertificationBachelor’s degree preferred or equivalent combination of education, training, experience, or military experienceGraduate degree or a real estate license preferredWork Experience5 years real estate experience, preferably in charge of either significant portfolio management and/or the entitlement process for a real estate leasing/development firm2 years management experience required, preferably in a related fieldRelevant experience in managing 3rd party vendorsSkillsKnowledge of market demographicsDraft, read, and comprehend complex and persuasive business correspondenceAbility to read and comprehend maps, blueprints, and site plansStrong computer skills required for detailed research and analysisAbility to understand and calculate basic IRR analyses and proformasExtensive knowledge of real estate principles and practices with an emphasis on field work including lead generation and application of regulationsKnowledge of media and advertising industry, business cycles, key revenue and expense driversDeep and broad business acumen with strong analytical, critical thinking, decision making, negotiating, and problem-solving skills focused on achieving business resultsProficient in Microsoft software applications (i.e., Word, Excel, Outlook, and PowerPoint)Able to accurately assess situations, perform root cause analysis, and provide solutionsExtensive experience responding to RFPs and creating exceptional proposalsExcellent verbal and written communications skills including acumen in delivering presentationsCompetenciesUnderstanding the Business – Knows the business and the mission-critical technical and functional skills needed to do the jobGetting Work Done Through Others – Manages people well; gets the most and best out of the people he/she hasPolitical Savvy – Can maneuver through complex political situations effectively and professionallyAction Oriented – Enjoys working hard; is action-oriented and full of energy for the things he/she sees as challengingCommunicating Effectively – Writes and presents effectively; adjusts to fit the audience and the messageNegotiation – Can negotiate skillfully in tough situations with both internal and external groupsPhysical DemandsEmployee must have the ability to sit and/or stand at a desk for a minimum of 8 hours a day and complete tasks requiring repetitive use of handsEmployee must have the ability to see written documents, computer screens, and to adjust focusThis job is performed in a temperature-controlled office environmentOther RequirementsOccasional travel outside the market area for legislative sessions and company-sponsored events and trade meetingsHas a valid driver’s licenseAccess to a reliable vehicleThe Targeted Salary Range for this California position is $135,000 to $145,000 annually.
