We are seeking an experienced Director of Real Estate to support our aggressive expansion across North America, overseeing site selection and lease negotiations for our fast-fashion jewelry retail concept. This role will drive our growth strategy of 30-40 new locations annually in North America including Mexico.Key Responsibilities:Strategic Planning & Market AnalysisConduct market analysis to identify optimal markets and trade areas for new locationsBuild demographic and competitive analysis models to support site selection decisionsCollaborate with operations and commercial teams to align real estate strategy with business objectivesSite SelectionEvaluate potential locations using sales forecasting, demographic analysis, and competitive positioningManage relationships with shopping center developers, and leasing agents.Coordinate site visits, conduct due diligence, and manage the approval process.Lease Negotiations & Deal StructuringNegotiate favorable terms and conditions, including renewals and terminationsStructure deals to optimize occupancy costs and operational flexibilityManage letter of intentsEnsure compliance with corporate real estate standards and legal requirementsTeam Leadership & Cross-Functional CollaborationPartner closely with operations, finance, legal, and construction teamsRequired QualificationsExperience & EducationBachelor's degree in Real Estate, Business, Finance, or related field3-5 years of retail real estate experience, preferably with mall-based concepts,Proven track record managing rapid expansion (20+ locations annually)International expansion experience preferredTechnical SkillsStrong financial modeling and lease analysis capabilitiesKnowledge of retail construction and store development processesStrong technical skills in Excel, PowerPointDesign and compile content for real estate presentations.Core CompetenciesExceptional negotiation and deal-making skillsStrong analytical and strategic thinking abilitiesExcellent communication and presentation skillsAbility to travel extensively (40-50%) across North AmericaPreferred Bilingual capabilities (English & Spanish)Competitive base salary commensurate with experiencePerformance-based bonus tied to expansion goals and portfolio performanceComprehensive benefits package including health, dental, and retirement plansTravel reimbursement and flexible work arrangementsEmployee discount and professional development opportunitiesSeniority levelDirectorEmployment typeFull-timeJob functionProject ManagementIndustriesRetail, Real Estate, and Retail Luxury Goods and Jewelry #J-18808-Ljbffr
