REPORTS TOOwners (KCN Enterprises or the "Company")KOA Campground Manager Job DescriptionJOB TITLECampground ManagerGENERAL DUTIESResponsible for the daily planning, management, and leadership role on the campground, to include registration, retail, other income items, all other outlets centers, physical grounds and related financial reporting and other various duties assigned by the owner(s).SPECIFIC DUTIESManage and maintain a qualified, friendly, and professional staff using proper personnel procedures for hiring, training, scheduling, and management of all employees to comply with the payroll budget and business needs.Oversee the delivery of Making It Great guest service, by engaging and demonstrating a positive and friendly interaction with guests and team members throughout all areas of the campground.Promote the KOA system by referring your guests to other KOA's along their journey, selling the Value Kard Rewards card and keeping staff informed of all KOA programs.Manage and maintain the standards and cleanliness of the campground's physical grounds to meet the needs of the guest and comply with the annual Quality Review process.Oversee general maintenance of the physical grounds and infrastructure.Work with owners and give input of ways to make customer experience better and increase existing or generate new revenue streams.Ensure the integrity of the operation by maintaining tight control of cash generated by the campground, including audits of all cash sources, cash deposits and account reconciliations on a regular basis.Monitor the compliance to all campground policies, programs, and procedures, including safety requirements.Enforce all rules and regulations established for the campground, including providing notice for violations, and assist in the eviction process (as needed)This job description is not intended to cover or contain a comprehensive listing of activities, duties, or responsibilities.EXPECTED RESULTSPresentation of the Making It Great guest service delivery and an on-going excellent guest service atmosphere.Persistent execution of budget management and financial results.Satisfactory Quality Review, Rate Your Stay survey results, and NPS scoresPhysical RequirementsMust be able to lift up to 50 pounds, lift and carry 25 pounds occasionally and 10 pounds regularlyMove, lift, carry, push, pull, and place objects weighing less than or equal to 10 pounds without assistanceLong periods of standing (75%), or sittingAbility to bend, stoop, kneel, crouch, and climbRequires the use of hands/fingers to handle or feelAble to travel by air and autoAble to work inside and outdoors frequently and in various climatesCapable of moving safely over uneven terrainJob QualificationsHigh School Diploma or equivalentPrevious Campground ExperiencePrevious Management ExperienceHear, speak, and write the English language fluentlyExcellent employee & customer relations skills & ability to manage confrontationAble to lead and serve as a role modelAbility to work in a fast-paced work environmentStrong decision-making abilityExcellent problem-solving abilitiesAbility to read and maintain a budgetMotivated, goal oriented and results drivenBasic facilities management abilities including safety issuesFirm understanding and working knowledge of K2 (training will be provided)General knowledge of computers and connectivityAbility to maintain confidentialityAble to work nights, weekends, holidays, and be on-call throughout the day & nightValid driver's licenseCompensationSalary: Subject to experience and qualifications.
