The community features two fabulous clubhouses, 45 holes of golf, fitness, tennis & pickleball, softball, pools, trails, and much more.Where: Located in towns of Chandler & Sun Lakes, ArizonaPosition SummaryPOSITION OVERVIEW:The General Manager at the BlueStar Resort & Golf managed IronOaks at SunLakesCommunity will lead the way in developing and implementing a community resort lifestyle that adds value to its members by maintaining high community standards, delivering exceptional member service and rewarding social, educational and physical experiences.The General Manager is responsible for the development of the community lifestyle through day-to-day operation of the club and the overall operation of the Homeowner’s Association. The General Manager sets the tone of the community by ensuring that the lifestyle programs are cutting edge and diverse. The General Manager carries out the policies and directives adopted by the Board of Directors and is responsible for all food and beverage operation, all golf operations and the fitness center operation. As well as maintaining and improving the fiscal systems, the physical property, the day-to-day operations and the overall administration, and communication with Association members on behalf of the Board of anizational StructureORGANIZATIONAL STRUCTURE:The General Manager takes direction from the Vice President of Operations of BlueStar Resort & Golf Services as well as works closely with the Board.Key ResponsibilitiesLeads the formulation, interpretation, and communication of the overall direction, long-range vision and strategic guidelines, and ensures liaison between the overall strategic direction of BlueStar Resort & Golf with the strategic direction of the facility.Lead the development and update of the five‑year plan and annual business plan review for the facility.Maintain a very close liaison with the Vice President of Operations of BlueStar Resort & Golf and the client to ensure that the ongoing priorities of the facility are compatible with the future operating goals of the facility, including public spaces, retail frontages, commercial square footage (if applicable), access and parking.Passion for the CustomerMust be proactive in developing long range plans for the division so as to facilitate the continual delivery of exceptional products to the marketplace and profit contributions to the company.Participates in the review of marketing/branding strategies and implementation for the facility, and reviews the annual marketing plan.Participates in the formulation of pricing/policy for the various revenue streams (i.e. aquatic, green fees, membership etc.) and any other matters that relate to the facility operations.Leads decision making relating to pricing, levels of service, quality, and product design that critically impact performance. The GM evaluates guest feedback to ensure consistency in levels of service and follows up on written guest complaints.Regularly solicit feedback from guests through the AVID survey and/or the BSRG Guest Feedback survey.Demonstrates favorable public image for the facility and BlueStar Resort & Golf, through effective representation to customers, local communities, County Government, in ways that enhance the facility’s public image as a sound investment and responsible "citizen."Team Member ExcellenceEnsures that the facility has the number and caliber of managers/leaders required for its business. The GM participates in the recruitment, assessment and selection of new managers, and develops, motivates, evaluates, disciplines and rewards direct reports in order to assure:a high level of managerial/leadership productivity;leverage the talents of individuals and groups;management continuity and a succession plan for all managers that fulfill the facility’s present and future management and leadership needs.Conducts one-on-ones with managers; providing direction, coaching, and performance management.Assist in the development of both business and personal goals for direct reports.Sets the standard and principles that determine how the facility is to conduct business and ensures that the BlueStar Resort & Golf’s vision and values are communicated and upheld.Create a shared vision amongst team members of a desired future state.Establishes methods and procedures and trains staff to respond timely to member inquiries.Operational ExcellencePerform site inspections of the facility and implement procedures to improve site inspections scores with department managers.Fosters, develops and maintains effective working relationships with such external influences on the facility’s operations as major customers, suppliers, Municipal, County, State and Federal government officials, and investors.Establishes and maintains the closest possible communications and relationships with different departments of the State and Federal Government (including USFS, Wildlife and Environment), and departments of Municipal and County Government (including the Building, Planning, Safety, and Public Works departments).Develops methods and criteria for bidding purposes, writes requests for proposals and work specifications, solicits contract proposals, conducts contract negotiations, prepares, reviews and proposes contracts to the Board, monitors contract performance or completion and recommends payments, reviews all long-term ongoing contracts annually and works closely with the committee chairpersons involved with contracts. Reviews, evaluates and approves all contractor invoices submitted for payment.Develops preventive maintenance programs for property of the Association, coordinates and reviews all work done by contractors or in-house staff, inspects and monitors the condition of all the Association's tangible and real property, evaluates facility risk and insurance needs, keeps Directors informed of repair projects, purchases machinery, tools and supplies necessary to maintain the common areas in accordance with approved budgets or Board directives, has oversight of administration and work crews, and keeps abreast of local development issues outside the community.Responsible for taking the leadership role for all meetings. The General Manager has direct oversight for preparation of the agenda for meetings of the Board of Directors or Members, attends all regular and special meetings of the Board, meets as necessary between regular meetings with directors to review progress on projects and activities, prepares written Manager's reports, assists Directors with Annual Membership meetings, open forums and other membership meetings as requested, provides progress reports on short-term and long term objectives established by the Board and/or standing committees, is available to meet with members and ensures that the all media is published and updated in a timely manner, and is generally expected to be reachable by telephone or other electronic means provided by the Association.Attends committee meetings as required, provides committees with requested or required information in preparation for meetings, and presents management reports on the committee's tasks and other appropriate support functions.Prepares, reviews and evaluates contracts and general correspondence for content and recommends issues which may require legal examination by Association counsel, represents the Association in all court hearing and arbitration appearances, acts as direct liaison between legal counsel and directors, ensures that directors are constantly briefed on general legal matters and on-going or potential litigation, schedules board meeting attendance for counsel, reviews and prepares the Association's legal invoices for payment, and attends legal training sessions as directed.Profitable GrowthParticipates in the review and preparation prior to monthly financial calls and is actively involved in these calls.Jointly responsible for the facility’s weekly financial performance together with the Vice President of Resort & Golf Services – tracking, analysis and response, with focus on long-term and short-term performance and long‑term cost control programs.Establishes annual budgeting schedules, prepares a draft annual operating budget, provides all necessary information on the year's expenses, projects future expenses, makes cost estimates, prepares draft budgets pursuant to applicable Civil Codes in coordination with the Board of Directors, prepares and submits final budgets for adoption at the appropriate Board meeting, causes timely mailing of legally required budget materials to members, coordinates timely production and submission by the accounting firm of complete monthly financial reports, provides explanation of variances to Directors, reports on delinquencies and actions taken by the Accounting and Collections firm, maintains and reviews the separate bank accounts for reserves and operating funds, assists the Treasurer with financial back-up material, bank account reconciliations, general ledger, journal entries, bank statements, prepares supplemental financial reports as needed, and coordinates preparation and timely distribution of Annual Audit reports, reserve studies, delinquency policy statement, reviews the Association's insurance requirements and policies, prepares and provides other financial materials of interest to directors or membership, updates reserve data and maintains records of reserve expenditures.Personal AttributesMust be highly customer oriented and responsive with high need for closure.Able to work under pressure and balance multiple priorities and assignments.Strong team-building skills including the ability to lead, cooperate, and motivate.Must be role model and able to live our BlueStar core values:Honesty and IntegrityRespect for the IndividualTeamworkCompetitive SpiritMinimum Requirements / Qualifications / SkillsGraduation from a 4 - year accredited college or university or equivalent combination of work experience and education.Minimum of 5 years of experience managing a high end private club or a portfolio of several clubs. Active Adult and Home Owner Association experience is highly regarded.An extensive working background of all operations related to a private club, including but not limited to administrative, maintenance, financial and personnel matters.Ability to write reports, business correspondence and procedure manuals.Ability to prioritize tasks and handle multiple assignments simultaneously.Ability to effectively present information and respond to questions from team members, suppliers and the general public.Ability to calculate figures and amounts such as discounts, interest, commissions, portions and percentages.Excellent written and verbal communication skills. Excellent customer service skills in dealing with members and clients.Must demonstrate initiative—ability to think, work, and make independent decisions, based on sound judgment.Must be comfortable working in a fast-paced environment where continuous improvement is expected.Work EnvironmentThis position operates in a professional indoor office environment and routinely uses standard office equipment, such as computers, phones, copy and fax machines. The noise level in the work environment is usually moderate.Physical DemandsThe physical demands described here are representative of those an employee encounters while performing the essential functions of this job.While performing the duties of this job, the employee is regularly required to speak and hear, sit or stand for extended periods of time, walk or be able to move around the office space, use hands to fingers, handle or feel, bend, and reach with hands and arms.
