Senior Housing Operating Portfolio Asset Manager

OverviewThe Ventas Senior Housing Operational Portfolio (SHOP) group is seeking a dynamic Asset Manager responsible for growing, shaping, and supporting a $1B+ portfolio of senior living real estate.ResponsibilitiesDriving Operating Performance of the Assigned Portfolio — Work with operators to identify opportunities, with a high focus on sales strategies and pricing.Strategic Portfolio Management — Conduct strategic on-site engagement that adds value to community and regional operational leadership, including sharing best practices, pricing insights, sales strategies, and data analysis that drives itiative Execution — Ensure excellent execution of revenue, operating model, labor management, pricing, NOI, and other optimization initiatives.Focus on Leading Indicators — Monitor leading indicators that influence outcomes, such as sales forecasting, sales metrics, competitor analyses, MSA demographic and economic trends, and current events affecting the industry.Key ResponsibilitiesCollaborate with SHOP Portfolio team to align on key initiatives and tailor strategic operational plans to portfolio needs.Conduct frequent site visits to partner with on-site teams to deliver superior occupancy performance.Prioritize projects that drive portfolio performance and establish communication touchpoints with operators based on strategic, targeted outcomes.Leverage predictive analytics and community-level performance data to prepare for on-site visits.Attend industry events and conferences to interface with leaders from the portfolio and develop a network.Adapt communication style for field staff, mid-level managers, and C-suite executives.Make decisions on the right market, asset, and operator.Coordinate with Investments Team to transition new investments into the portfolio, manage operator transitions, monitor and report progress on active development and redevelopment projects, and assist with asset disposition identification and processes.Lead price-volume optimization strategy, oversight, and execution for the portfolio.Monitor, review, interpret, and communicate portfolio performance.Prepare and present ad hoc analyses to Ventas senior leadership on strategic and tactical opportunities for the portfolio.QualificationsBachelor’s degree in Finance, Real Estate, or a related field; advanced degree preferred (e.g., MBA).5+ years of relevant experience. Backgrounds in multi-family asset management, strategic planning, market analysis, senior living operations, private equity, hospitality operations, healthcare real estate, banking, management consulting, project management, or sales operations with strong business acumen.Exceptional oral, written, and presentation communication skills. Ability to adapt communication style across a wide range of stakeholders including on-site staff, sales managers, department leaders, mid-level operations, corporate executives, and C-suite leaders.Results-driven mindset with accountability; ability to define and measure success using KPIs and performance metrics.Solid knowledge of real estate, financial statements, and accounting concepts; familiarity with senior living or healthcare sectors is a plus.Proven ability to use data and analytics to streamline processes, enhance operations, and increase asset value.Strong critical thinking skills to assess complex business challenges from financial and legal perspectives and recommend practical solutions.Highly organized and effective in fast-paced, team-oriented, and lean environments.High emotional intelligence, strong interpersonal skills, and a track record of integrity and relationship-building.Willingness to travel up to 60%.Must possess a valid driver’s pensation & Equal OpportunityThe compensation available for the role considers a variety of factors including location, individual skill set, experience, and other business needs.
