Job SummaryResponsible for overseeing the daily operations, maintenance, and financial performance of Real Estate Services (RES) properties. This role ensures properties are well-maintained, fully leased, and follows all regulations. Responsibilities include managing leases, coordinating maintenance and repairs, preparing budgets and financial reports, and serving as the primary liaison between Real Estate Services and tenants.CU is an Equal Opportunity Employer and complies with all applicable federal, state, and local laws governing nondiscrimination in employment. We also own and manage six student rental units in the Grandview Terrace neighborhood adjacent to main campus.RES is under the supervision of the Vice Chancellor of Infrastructure & Sustainability, and follows University policies and procedures and provides oversight for state leases and other real estate contracts.ResponsibilitiesServe as the main point of contact for tenants, addresses complaints and service requests promptly.Understand portfolio financials and assist with annual budget preparation and presentation.Create and maintain organizational systems to support accurate record keeping, efficient financial transactions and prompt tenant complaint resolution.Updates weekly/monthly operations reports and takes actions to resolve issues identified.Monitor work order expenses and address discrepancies with service pletes monthly property inspections and maintains thorough understanding of properties.Maintains and updates COI’s on a regular basis.Handles with tenant turnover, coordinates move-in and move-out procedures.Enters work orders for building issues and ensures all issues are resolved in a timely manner.Update occupancy, vacancy maps and building directories as needed.Implement policies and procedures to optimize property value.Coordinate renovations and capital improvements.Support department and university goals and long-term asset strategies.Leasing and AgreementsNegotiate aspects of lease terms and partnership with RES team, prepare and distribute all leases, contracts, licenses, amendments, MOUs and such in an accurate and timely manner.Understand, monitor and enforce all lease terms.Abstract leases and ensure information is correct and up to date in lease management softwareEnsure tenant and property insurance aligns with lease and risk management, and is filed appropriatelyAudit Rent Roll quarterly and resolve discrepancies accordingly.Monitor critical dates and take appropriate action well in advance of expirations.AdministrativeDraft correspondence, mailings, and emails as needed,Ensures property information and forms on website is current and accurate.Prepares newsletters, memos and correspondence as directed regarding building holidays, upcoming events, etc.Creates expense reports.Track, update and complete checklists, Assetworks, ProLease and all necessary forms and files.Assist with general clerical assistance to office and ad hoc projects.Customer ServiceActs as an effective liaison with tenants and provides superior customer service.Ensures that the telephone is answered and calls are returned.Greets guests and visitors and effectively deals with their concerns by exhibiting a professional, mature, courteous, gracious and efficient manner.Maintain an excellent customer service relationship with tenants and departments.RequirementsBachelor’s degree. Equivalent combination of education and experience may substitute.Two years direct experience in real estate property management.Preferred QualificationsBachelor's degree.5+ years of experience in commercial property management.The salary range for this position is $61,000 - $67,000 annually.
