This enables us to effectively serve the needs of our members and help them succeed. Responsible for the daily operations of a commercial parking ramp. Ensures that the parking ramp and surrounding grounds are maintained, operational, safe, code compliant and a pleasant environment. Work with customers, tenants, the public and contractors on tasks such as parking agreements, resolving issues or complaints, instructs multiple contractors on issues regarding HVAC, electrical, plumbing, elevators, etc. Accountabilities: * Maintain a safe environment with proper lighting, signage, and disability access. * Assist in the development of ramp operating procedures. * Overseeing security, fire prevention, and other safety systems. * Perform regular ramp maintenance and janitorial services. * Arranging for ramp and grounds improvements. * Overseeing contractors as needed to maintain, repair, or improve the property and inspecting completed jobs. * Resolving complaints, problems, and requests from ramp tenants. * Inspecting the building frequently for signs of damage or wear. * Maintaining the ramp Air-Handling, HVAC, BAS (Building Automation System), and Parking Management System. * Responsible for ice and snow in a timely fashion, including evenings, weekends and holidays. * On call 24/7 for all emergencies, including fire alarms, water leaks, electrical outages, HVAC alarms, etc. * Perform Security/Safety patrols * Perform other duties and projects as assigned. Qualifications: * High School diploma or equivalent required * 2-5 years of related experience in customer service, parking and guest services/operations, custodial work, etc. * Valid driver's license required * Ability to communicate effectively and work independently * Proven customer service experience, providing a high level of professionalism at all times * Reliable transportation and punctuality are essential * Attention to detail, ability to multitask, prioritize and remain organized. * Ability to be on call 24/7 for all emergencies. * Readiness to work in all weather conditions. Compensation Range: Annual Salary: $52,151.00 - $61,929.00 This salary range represents the Bank's good faith and reasonable estimate of possible compensation at the time of hire. Offer to be determined by selected applicant's education, experience, knowledge, skills & abilities, as well as internal equity and alignment with market data. This role is also eligible to participate in the Bank's annual incentive plan.
