Regional Leasing Manager, Industrial

CompanyOur client is a global, privately held real estate investment and operating company based in Boston, MA with its industrial unit based in Atlanta, GA. In business for 40+ years, the firm manages $4.5B in AUM across all asset classes, with a team of 130+ overall. The Industrial portfolio consists of 14M+ sq ft and $1.7B in AUM across the US. The company's objective is to grow its holdings substantially and is adding resources to support the growth.PositionOur client is seeking a Regional Leasing Manager (RLM) to join its office in Atlanta to serve as the primary point of contact for leasing-related matters on industrial properties owned in a defined region. This includes 7.5M sq ft of space, 100+ buildings and 300+ tenants. While the portfolio changes over time, the buildings are currently in TX, FL, PA/NJ, AZ and GA. The RLM will operate in coordination with the Regional Asset Management Director for the region, and will represent the company in a visible, market-related capacity. The RLM will also be expected to take the lead on various tenant-related issues while working closely with the Regional Asset Management Director and third-party property managers.The position is domiciled in Atlanta, GA and will report directly to the Chief Operating Officer. The role requires 4-5 days of travel per month.ResponsibilitiesServe as a primary point of contact for activity in the region's leasing matters.Work with third-party leasing agents and outside counsel to negotiate LOIs, leases and lease renewal transactions, with guidance from the Head of Industrial and in coordination with the Regional Asset Manager.Attend and host market events relevant to the assets/geography covered.Represent the firm to the brokerage community and broader marketplace by showing a high degree of attentiveness and tensely manage rent roll for value creation, with a focus on rent growth, high renewal ratios and minimizing downtime.Assist the Regional Asset Manager with planning and strategy for make ready improvements to maximize the marketability and functionality of vacant spaces in the portfolio.Recommend asset improvement strategies where market dynamics support investment.Participate in the annual budget and forecast process.Assist other team members (investments, operations, development, finance, etc.) in gathering market intelligence.Work closely with the Atlanta investment and operations team to execute strategy.QualificationsMinimum 5+ years of real estate leasing and asset oversight with experience in industrial, retail and/or office real estate, with a strong preference for direct industrial experience.Strong candidates with a background in brokerage will be considered.BA or BS in Finance, Real Estate, or Business Management.MBA in real estate, finance or other business discipline preferred, but not required.Proficiency with Microsoft Excel and Argus required.Background in reviewing and analyzing financial impact of leasing outcomes and communicating results.Experience evaluating competitive market information.Strong attention to detail and experience producing reports for senior management.Personal Skills & AttributesConsensus builder possessing the ability to work in a team environment managing projects and influence other investment professionals.Strong negotiation, analytical and interpersonal skills are essential.Self- motivated with the ability to work independently.Ability to think and act strategically with experience analyzing leasing and assist in evaluating capital investment decisions relating to leasing activity.
