Location: Orange County, CA (On-Site)Employment Type: Full-Time | ExemptRole DescriptionA privately held commercial real estate organization is seeking an experienced Property & Asset Operations Manager to support a growing portfolio of retail and mixed-use assets. This role sits between property management and asset management and is focused on financial and operational execution, not long-term investment strategy.This position plays a key role in preparing operating budgets, overseeing CAM reconciliations, and ensuring day-to-day property operations and financial performance align with approved asset plans. The role partners closely with asset management, property management, accounting, leasing, and leadership to support disciplined execution and protect NOI.This opportunity is well-suited for a technically capable, execution-oriented real estate professional who understands how properties operate financially and operationally and thrives in a structured, ownership-driven environment.QualificationsPrepare annual operating budgets and reforecasts based on historical performance, property conditions, vendor contracts, and lease recovery structuresMonitor operating results versus budget and identify variances, risks, and corrective actionsOversee CAM reconciliations with appropriate internal oversightInterpret lease language related to recoverable expenses, caps, exclusions, and allocationsCoordinate responses to tenant CAM questions, audits, and disputesProvide operational oversight in partnership with property management teamsSupport leasing execution through coordination of operational readiness and critical lease datesAssist with execution of approved capital projects, including schedule and spend trackingServe as a coordination point between asset management, property management, accounting, leasing, and constructionSupport audits, lender requests, and ownership inquiries related to operations, budgets, and CAMQualificationsRequired6-10 years of experience in commercial property management, asset operations, or similar execution-focused real estate rolesDemonstrated experience preparing operating budgets and managing CAM reconciliationsStrong understanding of commercial leases, operating expenses, and recoveriesHigh attention to detail with strong organizational and follow-through skillsProficiency with Excel and property management/accounting systemsPreferredExperience with retail and/or multi-tenant commercial propertiesBackground working closely with asset management, accounting, and leasing teamsComfort operating within defined approval and escalation frameworksWhat We're Looking ForTechnically strong and detail-orientedProcess-driven and reliableCalm, professional judgment under pressureClear communicator across operational and financial teamsAble to handle confidential information with discretionComfortable owning execution without owning strategy
