Community Manager

Overview:SC Bodner Company is searching for an experienced Community Manager at our new luxury apartment development, The Elle in Bluffton, SC. This individual will manage and oversee all aspects of our Class A, 244-unit, property.Job Responsibilities:Prepare and manage the operating budget in order to control expenses and meet financial objectivesSupervise the collection of rents and all monies on site and ensure prompt deposit and accurate record keeping of these funds.Develop, implement and monitor marketing strategy to maximize resident retention and generate a sustaining flow of qualified prospective clientsRegularly conduct market surveys and make recommendations based on survey analysisDevelop and implement positive resident relations program focusing on customer satisfaction and retentionAchieve and maintain designated occupancy goals/objectives through driving sales, marketing and trainingRecruit, train and develop qualified talent to achieve project goalsCreate and sustain a positive work environment at the communityRegularly conduct property inspections and audits and schedule improvements and repairsComplete and submit, timely and accurately, all records, reports and documents required by the Company and federal or state agenciesShow and lease apartments. Process applications and completes lease filesComplete daily and weekly reporting requirementsOversees property maintenance and ensure asset is being physically maintainedResponsible for curb appeal and first impression of communityDesired Skills & Experience Requirements:3+ years of progressively responsible experience in property managementClass A, luxury multifamily experience highly preferredStrength in prioritizing, delegating and executing tasksCompetency in analyzing market trends, rent comparatives and making recommendations as a resultKnowledge and expertise in Realpage - onesite products and Microsoft OfficeAbility to effectively train and motivate staff
