Horizon Companies primary goal is to enhance and enrich the communities that we serve by providing quality affordable housing.JOB SUMMARY:The Vice President of Development is an experienced real estate construction professional responsible for leading the construction division for the company. This role reports to the Managing Partners and works with other senior leaders to develop multifamily housing, hospitality and commercial real estate, as well as overseeing the construction budgets and schedules for each. The Vice President of Development is also responsible for lease administration and facilities management for each development.ESSENTIAL FUNCTIONS:Participate in the development and execution of the company growth strategy in cooperation with other senior leadersIdentify commercial land sites within specific market areas by analyzing various data, site visits and direct contact with real estate brokersResearch, coordinate, and manage all elements and processes of land acquisition and real estate development due diligence including zoning, site development/planning, building codes, easements, municipality requirements, soil studies, traffic studies and availability/capacity of utilitiesAssist in negotiating all real estate documents such as letters of intent, purchase/sale agreements, easement agreements and site development agreementsManage and coordinate general contractors, project managers, engineers, architects, consultants, legal and others required to design, construct and build out new developmentsSelects and coordinates work of subcontractors working on various phases of the projectOversees performance of all trade contractors and reviews architectural and engineering drawings to make sure that all specifications and regulations are being followedSupervises assistant managers, reviews their reports, checks on any reported difficulties, and corrects any safety violations or other reported deficienciesTracks and controls construction schedule and associated costs to achieve completion of project within time and monies allocatedReports to management about progress and any necessary modifications of plans that seem indicatedManage lease renewals and administration efforts including maintaining/tracking lease agreements, location information, and property management issuesLead facilities management efforts including vendor management, compliance with local, state, and federal regulations and preparing capital project budgetsQUALIFICATIONS REQUIRED:Minimum ten (10) years of relevant leadership experience in commercial land acquisition, real estate development and construction managementExpertise in construction building codes and methodsBachelor's degree in Finance, Construction, Engineering, Real Estate or Business; MBA preferredStrong financial acumen, analysis/problem solving, negotiating, and influencing skillsDemonstrated experience consistently delivering projects on time and on budgetExcellent communication skills, both written and orally recblid sw95nx9ow3cb65wnnx01fanvtmbk4q
