QSR Project Manager Working for a reputable commercial real estate developer in Houston, TX. Strong backlog of retail and mixed commercial projects throughout Texas. About Our Client A Houston-based, full-service commercial real estate development platform, this firm has more than three decades of experience delivering Class A retail, build-to-suit, and ground-up projects across the Greater Houston area. Its team develops high-quality retail spaces and provides an integrated suite of services including development, leasing, tenant representation, property management, and land transactions. With deep roots in the Houston market and a vertically integrated structure, the organization consistently delivers durable, value-focused assets for national and regional brands, supported by long-standing client relationships and repeat engagements. Job Description Oversee construction projects from design development through completion, ensuring projects are delivered on time, on budget, and to quality standards. Collaborate with Development and Design teams to ensure design intent is executed accurately in the field. Manage consultants, architects, engineers, contractors, and testing agencies; lead OAC meetings and drive accountability. Utilize construction management software (Procore or equivalent) to manage RFIs, submittals, budgets, schedules, and project documentation. Review bid packages, analyze proposals, and provide recommendations for contract awards. Enforce safety policies and conduct regular site audits in compliance with local regulations and industry best practices. Track budgets, review pay applications, manage change orders, and maintain accurate cost reporting. Manage long-lead items, procurement processes, and cost-saving initiatives through value engineering. Review third-party consultant reports and ensure timely resolution of outstanding items. Support tenant improvement and property management construction activities as needed. Facilitate project close-out, including permitting, inspections, punch lists, financial close-out, and turnover to Property Management. Conduct post-project reviews to identify lessons learned and improve program effectiveness. Highly organized with the ability to manage multiple projects simultaneously. Strong budgeting, cost control, and schedule management skills. Technologically savvy with an interest in improving processes and systems. High standards for quality, safety, and professionalism. Bachelor's degree in Construction Management, Engineering, or related field, or equivalent experience. 10+ years of experience in the construction industry preferred. Proven experience managing projects with construction values of $15MM+ . Experience in retail construction, including fast-paced environments; fuel centers, truck stops, or QSR projects strongly preferred. Experience with Procore or similar construction management platforms required. Demonstrated experience with budgeting, cost tracking, pay applications, and change order management. Valid driver's license and ability to travel up to 50% of the time. Spanish proficiency is a plus, but not required.
