Location- Position location considered in an onsite office setting as well as hybrid/remote work eligible. Eligible Applicants must reside in one of the following locations: New Jersey, Eastern PA, Maryland, Delaware, Virginia, North Carolina or South CarolinaPosition Summary The Project Manager is responsible for the overall planning, execution, and successful delivery of modular construction projects from Contract Negotiated to Completed. This role ensures projects are completed safely, on schedule, within budget, and in accordance with company quality standards and client expectations. The Project Manager serves as the primary point of contact for clients and coordinates internal teams, subcontractors, and vendors throughout the project lifecycle. Key ResponsibilitiesProject Planning & Execution Lead project kickoff meetings and establish project objectives, scope, schedule, and budget working with Business Development, Senior Project Manager, Assistant Project Manager and Site Superintendents Develop and maintain project schedules, milestones, and critical path activities in MS Project and Project Schedule Tool Coordinate with internal departments including business development, accounting, design and engineering, purchasing, and operations. Ensure alignment between project scope, contract requirements, and execution strategy. Monitor project progress and proactively identify and resolve issues. Financial Management Manage project budgets and cost forecasts in Procore financial tools Track and control project costs, including labor, materials, subcontractors, and expenses. Review and approve subcontractor and vendor invoices. Manage change orders, including preparation, negotiation, and documentation. Ensure timely and accurate project billings and revenue recognition. Client & Stakeholder Management Working with Business Development Manager to serve as a point of contact for clients, ensuring clear and consistent communication. Build and maintain strong client relationships. Provide regular project status updates, including schedule, budget, risks, and milestones. Coordinate with owners, architects, engineers, subcontractors, and consultants. Procurement & Subcontractor Coordination Support procurement activities, including subcontractor and vendor selection. Review scopes of work and ensure alignment with project requirements. Monitor subcontractor performance and ensure contract compliance. Schedule Management Maintain and update project schedules using MS Project and Procore scheduling tools Identify and mitigate schedule risks and delays. Coordinate manufacturing, delivery, and installation timelines. Quality & Compliance Ensure projects meet company quality standards and client specifications. Verify compliance with contract requirements, safety standards, and regulations. Support quality control and project documentation processes. Risk Management Identify project risks and develop mitigation strategies. Manage and resolve project issues and conflicts. Protect company interests through proper documentation and communication. Documentation & Reporting Working with Assistant Project Manage and Site Superintendents ensure accurate project documentation, including contracts, change orders, meeting minutes, and reports. Manage internal project reporting to leadership. Ensure proper project closeout, including final documentation and client acceptance. Required Qualifications Bachelor's degree in construction management, engineering, or related field (or equivalent experience). 3+ years' experience with using Procore project tools and financial tools. Experience with managing project schedules in MS Project. 5+ years of project management experience in construction, modular construction, or related industry a plus. Strong knowledge of construction processes, contracts, and project delivery methods. Experience managing project budgets, schedules, and subcontractors. Strong organizational and problem-solving skills. Excellent communication and leadership abilities. Ability to travel to multiple job sites is an essential function of this role. A valid driver's license and required proof of auto insurance is necessary to perform these duties. Maintain satisfactory driving record as determined by company standards. Proficiency with project management software (Procore preferred), Microsoft Office, and MS Project. Preferred Qualifications Experience with modular construction or off-site construction. Experience with federal, healthcare, education, or commercial projects. OSHA 30 certification preferred. PMP certification or equivalent is a plus. Willing to Travel and Manage Projects anywhere in the Continental US Able to Travel Overnight as needed for projects (average 1-2 days per month) Must be a US Citizen or Legally Authorized to Work in the United States Must be able to pass various criminal history background checks (i.e. FBI Criminal History, Child Abuse, etc.) Must Speak, Read, and Write English fluently Key Competencies Leadership and accountability Financial and business acumen Communication and relationship management Planning and organization Problem-solving and decision-making Attention to detail Ability to manage multiple projects simultaneously Performance Expectations Deliver projects safely, on schedule, and within budget. Work Environment This position may require a combination of office work, remote work, and occasional travel to manufacturing facilities and project sites.
