Occupancy Specialist The Occupancy Specialist will manage the day-to-day operations and compliance of existing affordable housing properties. Ensuring the proper management of ongoing compliance of placed residence. Position Description: Processing applications, conducting detailed income and household verifications, and performing annual or interim recertifications to ensure residents continue to meet program eligibility requirements (e.g., HUD regulations, LIHTC guidelines). Accurately calculating rents and utility allowances based on complex federal guidelines (e.g., HUD Handbook 4350.3). Lease management including administering leases, addressing lease violations, and mediating tenant-landlord disputes. Ensuring the property adheres to all relevant federal, state, and local housing regulations, including Fair Housing laws and specific program requirements to remain compliant (e.g., Public Housing, Section 8, Low-Income Housing Tax Credit - LIHTC). Maintaining meticulous records of tenant information, income verifications, and program compliance. Working to achieve and maintain maximum occupancy rates for the property. Financial tasks to include collecting rent, posting payments, and managing delinquencies. Other duties as assigned Required Knowledge, Skills and Abilities: Excellent organizational and time management skills Effective written and verbal communication skills Ability to problem solve and multi-task Handle sensitive contacts with clients Ability to work in a team setting Be adaptive, flexible and responsive to needs of others Recognize unusual or threatening conditions and take appropriate action Adequate computer skills and ability to learn new software Job Requirements: High School diploma At least two (2) years' experience in social work or related field Knowledge of HUD regulations and advanced business math. Must obtain their housing specialist certification within one (1) year of employment Essential Functions/Physical Demands: Positional: Driving in accordance with job duties assigned. Infrequent standing and walking. Frequent to constant sitting. Gross Mobility: Rare climbing, or crawling. Infrequent balancing, stooping, kneeling, or crouching. Frequent to constant reaching, and handling. Sensory: Rare tasting/smelling. Infrequent use of color vision. Occasional use of far visual acuity, depth perception, and field of vision. Frequent use of near and midrange visual acuity, and visual accommodation. Frequent to constant talking.
