Our Building Maintenance team plays a critical role in ensuring properties remain safe, functional, and well-maintained for tenants and owners.Position OverviewThe Building Maintenance Specialist performs general repairs, preventative maintenance, and emergency response services for commercial properties in the Knoxville area. This role supports daily property operations and works closely with property managers and tenants.Key ResponsibilitiesPerform general maintenance tasks including plumbing, electrical, HVAC, and building repairsComplete work orders and document tasks using company mobile applicationsConduct routine property inspections alongside managementRespond to after-hours emergency maintenance needs as requiredPerform preventative maintenance (lighting, drains, filters, plumbing checks, minor roof inspections)Prepare vacant spaces for new tenantsTrack maintenance supplies and maintain accurate service recordsCoordinate with property managers and tenants to resolve maintenance issuesQualificationsPrior experience in building or facilities maintenanceWorking knowledge of HVAC, plumbing, and electrical systemsStrong troubleshooting and problem-solving skillsAbility to work independently and manage time effectivelyClear communication and teamwork skillsWork EnvironmentCombination of indoor and outdoor work environmentsRegular movement between propertiesOccasional after-hours or emergency response workThis position may require physical activity, including lifting, climbing, bending, and use of maintenance equipment.Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions of this position.Benefits$23.00 per hour starting payHealth, dental, vision, and life insurance401(k) with company contributionPaid time off plus 9 paid holidaysCompany-provided truck, phone, tools, boots, and uniformEqual Opportunity EmployerSVN | Wood Properties is an Equal Opportunity Employer.
