Construction Superintendent (Production Homebuilding – Build-to-Rent / BTR) We are seeking a schedule-driven BTR Superintendent with recent experience in a public/national production homebuilder environment. This role leads high-volume, repeatable vertical construction for Build-to-Rent (BTR) communities (higher-density rental units and community amenity structures), focused on accelerated cadence, cycle time, quality, safety, and predictable unit turnover to Property Management.Role Summary Own day-to-day field execution for assigned BTR units (and related amenity structures as applicable) from start through turnover to Property Management.Manage trade partner sequencing on the critical path to protect cycle time and meet community delivery targets (starts cadence, phase gates, and turnover dates).Use BuildPro (Hyphen Solutions) as the system of record for schedules, daily logs, task completion, issues, photos, and trade partner communication. Key Responsibilities Production scheduling & critical path: Plan and execute daily/weekly trade partner schedules across multiple units to protect release schedules and reduce cycle time variance.Cadence & throughput execution: Deliver against accelerated production targets (e.g., consistent unit start cadence and reliable turnover volume) while maintaining quality and safety standards.Trade partner management: Schedule, direct, and hold trade partners accountable to scopes, standard work, and BTR community requirements; issue corrective direction for safety, quality, and schedule non-compliance.Stop-work authority: Stop any work that is unsafe, noncompliant with plans/specifications/applicable code, or fails quality standards; drive immediate corrective action and re-inspection readiness.Daily field walks: Conduct consistent home/unit walks (often multiple times daily, based on volume and phase) to verify progress, remove constraints, and protect schedule.Quality control (first-time quality): Perform routine quality walks (including pre-drywall and pre-turnover) to ensure work meets plans/specs, code, manufacturer requirements, and company standards; prevent rework and repeat defects.Municipal inspections: Coordinate and drive required jurisdictional inspections; proactively resolve reinspection items to maintain momentum on the critical path.Plan governance / field issue management: Identify plan errors/conflicts and constructability issues; document clearly in BuildPro and coordinate corrections with internal teams (Product/Engineering/Architecture as applicable).Material/vendor flow: Coordinate deliveries and staging to maintain production flow; identify shortages/constraints early and communicate with Purchasing/Construction Ops for rapid resolution.Turnover to Property Management: Coordinate with Property Management on unit turnover readiness, make-ready standards, and acceptance; ensure consistent quality and documentation at handoff.Punch-to-turnover: Own punch identification, completion, and turnover-ready standards; coordinate final trade sweeps and verify completion prior to Property Management handoff.Warranty coordination (BTR): Support post-turnover warranty execution by triaging requests (via Property Management), determining corrective action, scheduling trades, and validating quality assurance to reduce repeat callbacks.Safety & compliance: Enforce OSHA standards and company safety policies; conduct orientations, weekly safety meetings, and routine audits/observations. Maintain jobsite cleanliness and community appearance standards.Stormwater / SWPPP: Perform and document Stormwater Pollution Prevention Plan inspections as required by local, state, and federal guidelines (where applicable) and address deficiencies promptly.Note: Job Description is subject to change at any time and may include other duties as assigned. Success in This Role Looks Like Meets committed production targets for unit starts cadence (e.g., consistent starts per week/day as planned) and predictable unit turnover volume to Property Management.Maintains or improves target cycle time by protecting the critical path and removing constraints early.High first-pass inspection performance and low reinspection volume through disciplined readiness checks.Strong punch-to-turnover execution with minimal rework and consistent turnover-ready standards across units.Consistent daily BuildPro compliance (tasks, completions, issues, photos, constraints) enabling accurate forecasting and operational visibility.Clean, safe jobsites with strong safety audit performance and prompt correction of hazards/non-compliance. Required Qualifications High School Diploma or GED required; Bachelor’s degree in Construction Management or related field preferred.5+ years of on-site construction supervision/management in production residential construction (high-volume, repeatable product) managing multiple homes/units in process.Recent experience as a Superintendent/Construction Manager for a public/national production homebuilder (or equivalent high-production, schedule-driven environment).BuildPro (Hyphen Solutions) required (daily schedule/task updates, field logs, issue tracking, documentation, photos, and trade partner communication).OSHA 30-Hour required.Must be authorized to work in the U.S.Valid driver’s license with ability to travel between active jobsites within the assigned area.Successful candidates are fluent in English. Spanish speaking skills are a plus.Must live in the Phoenix Metro area. Relocation assistance is not available. Preferred Qualifications Experience delivering BTR or higher-density residential product with accelerated cadence and turnover to Property Management.Strong working knowledge of local production trade partner base and municipal inspection processes.Demonstrated success using standardized processes to drive first-time quality and reduce warranty/repeat defects.SupplyPro (Hyphen Solutions) familiarity is a plus (nice to have).Formal CPM scheduling tools (e.g., Microsoft Project) are a plus, but not required. Tools/Technology BuildPro (Hyphen Solutions) – required ; used daily for schedule management, task completion, field logs, photos, issue tracking, and trade partner communication.SupplyPro (Hyphen Solutions) – preferred/nice to have.Mobile field technology (smartphone/tablet) for documentation and communication.Basic productivity tools (email, spreadsheets, and company systems) for reporting and coordination.
