ESSENTIAL FUNCTIONS Monitor reports and pipelines to ensure accurate initial disclosures for various loan programs are delivered within TRID guidelines Review change of circumstance request along with file documentation and dates to determine valid changes. Changes may need to be issues on the loan estimate or early closing disclosure based on the status. Exam and complete loan and fee screens in the LOS to generate the documents using situational awareness of products and guidelines regarding associated fees. Update management on issues and trends. Review responses to audits to ensure all compliance issues are addressed. Assist with implementation of processes to reduce errors and correct deficiencies to mitigate tolerance cures. Review generated Loan Estimates, Closing Disclosures and disclosure packages to ensure they are accurate and compliant prior being sent out to borrowers. Communicate with the Loan Originators assigned to the application to prepare accurate and timely disclosures. Communicate with internal department such as origination, processing, underwriting and closing department for questions and resolutions to potential issues Respond to department emails to promptly provide guidance and updates Maintains a currently working knowledge of compliance regulations as they pertain to preparing mortgage loan disclosures. Assist the rest of the team with re-disclosure overflow Provides the best service to our customers with innovative and creative solutions. Minimum Qualifications High school diploma required. College degree preferred. 2-4 years' experience as a disclosures specialist or strong working knowledge of mortgage operations considered. Knowledge of TRID/RESPA along with HMDA and ECOA ideal Knowledge of Conventional, FHA, VA and USDA programs needed along with required fees and documentation for each program. Awareness of loan / lock pricing adjustments a plus. Strong oral and written communication skills. Independent decision making ability and to work with minimal supervision. Intermediate level of computer skills and ability to function in a Windows environment utilizing Outlook, Word and Excel. Strong analytical and problem solving skills with attention to details Ability to work in fast pace environment to exceed delivery times of disclosures and re-disclosures to clear out assigned pipeline and provide assistance with other team members. Organized with a sense of strong time management and the ability to manage multiple tasks/projects and deadlines simultaneously. Extended hours sitting and performing computer tasks may be required.
