Job Overview: Search Solution Group is seeking a Senior Billing Analyst on behalf of our client, a privately held real estate company based in Buffalo, NY. This role is responsible for analyzing and applying tenant billing charges, including CAM, rent, utilities, and other recoveries, ensuring accurate invoicing and compliance with lease agreements. The Senior Billing Analyst plays a critical role in maintaining billing accuracy, tenant account integrity, and supporting internal teams with billing-related inquiries. Key Responsibilities: Analyze common area maintenance (CAM) charges and apply them to tenant accounts receivable Review invoices, credit memos, and cash applications for accuracy and reasonableness Review lease information (manual and computerized) to ensure proper tenant billing Verify payments, property ledgers, and square footage data Read lease correspondence and history to identify billing adjustments Apply administrative and overhead costs based on lease terms Prepare and review spreadsheets providing billing data and historical analysis Analyze and apply recurring billings, including rent and escrow charges Generate, review, print, and distribute tenant invoices and recurring charge letters Analyze and apply utility billings, insurance charges, and miscellaneous tenant chargebacks Contact tenants regarding outstanding sales reports and resolve reporting discrepancies Code and enter sales data for percentage rent calculations Submit revised or audited sales figures for payment processing Prepare reports for tenants who have not returned sales documentation Respond to internal inquiries regarding CAM and tenant billing issues Apply Consumer Price Index (CPI) adjustments to tenant charges as required Assist with real estate tax billing preparation as needed Requirements Include:Education: Bachelor's degree in Accounting preferred or equivalent relevant experience Experience: 5+ years of experience in accounts receivable or payable analysis Experience with general ledger coding Preferred experience in high-volume billing environments Skills: Strong mathematical and analytical abilities Excellent written and verbal communication skills High attention to detail and accuracy Proficiency in Microsoft Excel, including spreadsheet creation and formulas Proficiency in Microsoft Word Certifications: Not required; accounting-related certifications are a plus Knowledge: Lease agreement review and interpretation Tenant billing processes and CAM reconciliation Utility, insurance, and tax billing procedures General accounting and financial reporting principles Key Competencies: Analytical thinking and problem-solving Strong organizational and time-management skills Ability to manage high-volume, detail-oriented work Effective communication with internal teams and external tenants Collaboration across departments Adaptability and responsiveness to changing priorities How to Apply: To apply for this position, please click the "Apply" button at the top right of your screen.
