SUMMARY OF POSITION'S PURPOSE Serves as the on site Facility Manager and provides basic supervisory oversight to the Custodian position to ensure that school premises are properly maintained and secured. III. MINIMUM QUALIFICATIONSEDUCATION/CERTIFICATION - High School Diploma or its equivalent. Must pass a NOCTI Building and Home Maintenance Services test (or equivalent) which will be given by the Maintenance Supervisor. Test must be passed within six(6) months of the date of appointment to the position; if with the agreement of both the campus principal and the supervisor of maintenance, the potential to pass the test exists and with the concurrence of the Superintendent or their designee an additional six(6) months may be granted. EXPERIENCE - 1 year of Facility Manager experience or equivalent. SKILLS - Excellent knowledge of tools and skills related to general housekeeping, cleaning, sanitization, floor work , and building maintenance. Organizational and basic supervisory skills are also required OTHER REQUIREMENTS - Must be capable of lifting 25 or more pounds on a daily basis. This position requires exposure to heat/cold/chemicals on a daily basis. Climbing, dexterity and the ability to work in a standing position are daily requirements of this position. IV. DUTIES AND RESPONSIBILITIESPerforms various custodial related administrative accountabilities including, but not limited to, determining the requirements of the job (design, time and material acquisition,) purchasing materials and setting up the jobsite to include interaction with principals, teachers, custodial staff and contractors. Provides basic supervisory oversight to the Custodian positions (up to 10). Participates in the cleaning process to the extent necessary to maintain the facility. The level of the Facility Manger's participation in the cleaning process shall be set by the Assistant Facility Foreman with input from the School Principal in line with the needs of each facility. The Facility manager is expected to assist with cleaning when subordinate custodians are not at work due to vacation or other leave. Coordinates and schedules custodial services at High School Athletic Facilities not present and primary and middle school campuses, such as the Athletic Field House, Athletic Training Facilities, Athletic Locker Rooms, Football/Soccer Stadiums, Baseball Stadiums, Softball Stadiums, vocational training, agriculture, performing arts, visual arts, etc. Coordinates and schedules custodial services during extracurricular events, including athletic events, club events, public events, school celebrations, etc. Coordinates and assists in scheduling custodial services during middle school events on high school campuses. Orders cleaning supplies from Supply Chain. Provides oversight of routine maintenance to include changing air conditioning filters, changing light bulbs, on campus moves, and handling touch-up paint jobs. Campus Key Control - At Principals request, the Facility Manager shall maintain the campus key system and manage the key sign out process to ensure complete control of access to the campus. Locks and unlocks school buildings as required. Crisis Management - Assists in campus Safety and Security audits, drills, and procedures. Participates in Campus Crisis Management Team at Principal's request. Assists the principal, assistant principal and teachers with routine maintenance and delivery tasks. Energy Management - Participate in required software training and function as the primary onsite operator of the Energy Management System. (Computer scheduling of the run times for the Facility Heating and air conditioning system) Pest Control - Maintain Pest management Records for the campus and participate in the pest management plan as the onsite liaison between the APSB Maintenance Department and Pest Control Vendors. Act as Onsite School Representative for Construction and Maintenance work. Includes enabling contractors or maintenance workers to access the site and the buildings to perform necessary work. Fire Alarm and Security Systems Management - Onsite Representative for Fire Alarm and Security Monitoring Company. Accept system trouble calls (including after hours) and provide campus access as needed. Primary On-Site Operator of the Work Order System - Enter work order requests for all existing facility components when service or replacement is needed. Coordinate continuing education training through APSB Maintenance Supervisor for custodians on an annual basis. Assists in providing Traffic Control during times of drop off and pick up. Provides courteous and prompt service to all internal and external customers including students, parents, co-workers, etc. Prioritizes and addresses requests and assignments in a professional manner to develop cooperative relationships and to ensure that student and employee records confidentiality is assured. Identifies opportunities and recommends methods to improve service, work processes and financial performance, e.g. expense management. Assists in the implementation of quality improvement initiatives. Assists co-workers in the completion of tasks and assignments to ensure continuity of service. Orients new co-workers and actively supports teamwork throughout the school system. Performs other services as required.
