About the Role Property Maintenance Technician Join our dynamic team at Enclave as a Property Maintenance Technician, where you'll play a key role in delivering exceptional service to our residents. We're looking for a skilled professional with hands-on expertise in all aspects of residential maintenance repair and service. Position LogisticsPrimary Work Location: Whisper Ridge | Sioux Falls, SD Work Environment: On-Site Work Schedule: Monday - Friday | Standard hours Work Type: Full Time (40 hours/week) Who We're Looking For Technical Skills: Strong knowledge of electrical, mechanical, and hydraulic systems; ability to troubleshoot and repair equipment. Problem-Solving: Quick diagnosis of issues and finding effective solutions. Attention to Detail: Ability to spot potential problems before they escalate. Safety Awareness: Knowledge of safety procedures and regulations related to machinery and equipment. Communication Skills: Ability to report issues clearly and collaborate with other team members. Physical Stamina: Ability to perform physical tasks like lifting heavy objects, standing, or working in awkward positions. Position ResponsibilitiesPreventive Maintenance: Conduct routine inspections and maintenance on machinery, equipment, and facilities to prevent breakdowns. Lubricate, clean, and adjust machines as necessary to ensure proper functioning. Replace worn or damaged parts and components to avoid equipment failure. Repairs and Troubleshooting: Diagnose and troubleshoot mechanical, electrical, and hydraulic issues. Perform repairs on malfunctioning equipment and systems. Work with team members or vendors to address complex issues and implement corrective actions. Equipment Installation and Setup: Install new machinery, equipment, or systems according to specifications and safety guidelines. Test equipment post-installation to ensure proper functioning. Safety and Compliance: Adhere to safety standards and regulations to maintain a safe working environment. Ensure compliance with environmental, health, and safety protocols. Use proper tools and equipment for repairs while minimizing hazards. Documentation and Reporting: Keep accurate records of maintenance activities, repairs, parts used, and inspections. Report issues, repairs, and inventory needs to supervisors or managers. Collaboration and Support: Work closely with other maintenance personnel, engineers, and facility managers to improve equipment reliability. Provide technical support to other departments and team members when needed. QualificationsProperty Maintenance Technician IValid Driver's License and reliable transportation required Prior experience in property, factory, hotel maintenance, or a related trade such as carpentry, plumbing, HVAC, electrical, drywall, or concrete preferred High school diploma or equivalent, Associate's degree preferred Basic knowledge of plumbing, HVAC, electrical, and appliance repair Property Maintenance Technician IIValid driver’s license and reliable transportation required 2+ years of relevant experience in property maintenance or a related trade High school diploma or equivalent, Associate's degree preferred Intermediate knowledge of plumbing, HVAC, electrical, and appliance repair Property Maintenance Technician IIIValid driver’s license and reliable transportation required 4+ years of relevant experience in property maintenance or a related trade High school diploma or equivalent, Associate's degree preferred Advanced knowledge of plumbing, HVAC, electrical, and appliance repair Individuals who have previous experience with factory maintenance positions, hotel maintenance, carpentry, plumbing, HVAC, electrical, drywall, concrete, other trades, or those who are mechanically inclined/handy would be a great candidate for this position. Position requires limited on-call availability, receive Hourly + Bonus pay on assigned days!
