Many exciting career opportunities Purpose: The Director of Community Development position is based out of the DFW market and is responsible for all entitlement and development activities for a 13,270-home master plan community consisting of an intergenerational and an active adult Latitude Margaritaville location including managing engineering design, permitting, budgeting and construction of all land development, hardscape, landscape, amenities and the sales center. Key Responsibilities and Accountabilities: Professional services contract management and strict scope of services compliance supervision. Typical consultants will include Landscape Architects/Planners, Architects, Civil Engineers, Attorneys, Traffic Engineers and Environmental firms. Management of consultants, site contractors and general contractors to assure scope compliance, reduction and/or elimination of change orders, strict adherence to project schedules, assure quality control and provide coordination between other contractors and trades to facilitate a small transition from one construction phase to another. Work to optimize land plans and developing the best possible lots; overcoming, modifying or complying with governmental and agency regulations; obtain utility authorizations, concurrency and coordinating product design. Determine plan design, production and permit scheduling timelines (with the assistance of the engineer). Follow up regularly to assure schedule compliance. Ability to coordinate design related issues with others quickly and precisely in order to keep the project on schedule. Manage the various levels of in-house design reviews and approvals necessary to start the project on time and keep it on schedule. Ability to communicate effectively with agency personnel to reduce permitting times where appropriate. Prepare design, permitting and construction schedules that clearly identify all aspects of the construction project and support the construction process to assure schedule compliance. Maintain professional and technical knowledge by attending educational workshops; benchmarking professional standards; reviewing professional publications; establishing professional and personal networks. Ability to create, manage and routinely update a multi-phase project budget. We would like you to have:Education/Experience: A bachelor's degree is required and a minimum of 7-10 years of field experience with a focus on large master planned residential communities. Experience with large area master planning for roads, water, sewer, and storm water. Experience with the design and construction of significant multiphase amenity campuses. Experience in contracting and managing Design Build General Contractors. Skills, Knowledge and Abilities: Management, people and teambuilding skills. Track record of results working with and coaching vendors. Knowledge of building codes, municipal codes, permitting and regulations, construction management, Ability to write and communicate effectively (listening, verbal and written), make correct decisions and delegate work effectively. Demonstrates professional interaction skills with customers. Knowledge of residential and commercial construction. Working knowledge of Microsoft Office (Word, Excel and PowerPoint, Outlook) and MS Project. Adaptability/flexibility. Good judgment and decision-making skills. Ability to work with local government officials, inspectors and building officials Works well under stress. Time Management. Attention to detail. Organizational skills. Ability to effectively prioritize and execute tasks in a demanding environment.
