POSITION SUMMARY Primary role is to perform grounds/landscape maintenance for facilities. This includes mowing, trimming, edging, pruning trees, mulching, planting, and maintaining ornamental beds, pressure washing, cleaning grounds/landscape equipment. Performs facility maintenance/repairs as needed or as assigned by the Maintenance Manager. Responsible for following daily task lists and completion of assigned work orders accurately and in a timely manner. Always works safely and as team member within the entire facility. Performs duties as assigned. POSITION SUPERVISORY RESPONSIBILITIES • Reports To: Director of Facilities • Supervises: None POSITION REQUIREMENTS • Minimum Education : None • Minimum Work Experience None • Required Licenses/Certifications: TXDL with no hits • Required Skills, Knowledge, and Abilities: Basic computer skills, able to communicate and understand English verbal and written. Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals. • Additional languages preferred. PHYSICAL REQUIREMENTS Requires physical and mental stamina; prolonged walking and standing; carrying, pushing, pulling up to 100lbs, squatting and stooping. Requires hearing and visual acuity. Subject to stress, frustration and fatigue. Primarily outdoor position, exposed to heat, cold, direct sunlight. Exposed to dangers of assaults/hazards from investigating calls and alarms. Full time and On Call, some overtime evening and weekends. Exposure to hazardous risks including potential for exposure to infections and communicable diseases, blood and body fluids, electrical equipment and chemicals. Hazards will be minimized if universal safety procedures are followed. Must follow all standard precautions. The employee will occasionally work near moving mechanical parts. JOB SPECIFIC FUNCTIONS 1. Demonstrates an understanding of and adherence to the HMHD Compliance Plan. 2. Conduct reflects HMHD's values and a commitment to HMHD's Code of Conduct. 3. Attends the required corporate integrity and compliance training and education programs. 4. Demonstrates proficiency in understanding the materials presented during the corporate integrity and compliance training and education program. 5. Complies with all HIPAA standards. 6. Percentage of documented work order hrs vs paid hours ; Goal:87.5%-94% 7. Performs all assigned tasks in a professional manner to reflect the highest integrity of the POM Department. 8. Assist in maintaining equipment to maximize efficiency levels in all environmentally controlled areas. 9. Performs urgent, corrective routine and requisitioned repairs of minor problems with the grounds systems as required. Notifies lead if major repairs are required. 10. Performs maintenance on equipment and systems as required. 11. Performs maintenance duties to all physical structures of facility and complies with all building safety codes. This is to include facility equipment and associated controls. 12. Assist in replacing, repairing and testing equipment as required. 13. Maintains routine records of all inspections, maintenance and repairs performed on equipment or system. 14. Performs manual duties as requested (moving supplies, cold weather prep, removing trash. 15. Ability to do work on his/her own with only normal supervision. 16. A thorough knowledge of how to use and maintain tools and equipment. 17. Always follows safety precautions when operating or servicing ground equipment. Must wear proper PPE fpr each task or each piece of equipment. Must be aware of safety hazards present for the operator, the equipment, and people, vehicles or property in the immediate area of equipment use. 18. Properly maintains equipment: Performs daily equipment inspections before each use. Regularly keeps equipment clean after use. Properly secures equipment at all time to prevent theft or damage during transport, Makes equipment repairs as needed and follows maintenance procedures outlined in equipment manuals. Performs PM's on equipment when due utilizing the computerized maintenance management system. 19. Follows landscape service schedules to ensure all properties are properly maintained. Makes improvement suggestions to supervisor for changing or adjusting landscape schedules, equipment maintenance schedules, etc. Takes ownership of assigned properties landscape and appearance. 20. Performs Turf Maintenance: turf shall be properly maintained by performing the following tasks: Mow at recommended intervals and height for the type of grass and season. All clippings shall be bagged or mulched, excess clipping shall be blown or raked and removed from the property as needed. Select proper mower for use. Uses trimmer for areas unable to cut with mower. Keeps all turf edges properly maintained by using edging tools. Ensures turf is free of weeds and coordinates with company to fertilize or apply lawn/turf treatment. Ensures irrigation system is properly adjusted set to evenly water turf. Watering turf times need to be adjusted periodically through the growing season. 21. Performs ornamental bed and tree maintenance: Regularly inspects plants, trees and shrubs for insect or disease and takes actions. Ensures irrigation systems are properly adjusted and set. Removes and replaces dead plants, shrubs, trees as needed (including removal of stumps). Keeps tree rings clean. Ensure ornamental beds are free of weeds, trash, liter, debris. Ensure mulch is fresh year round. Prunes trees and shrubs as needed. 22. Performs general grounds and exterior maintenance: Keep grounds free of weeds, trash, liter, debris. Use blower, vacuum, and pressure washer as needed to maintain grounds. Gravel areas are to be kept free of weeds. Concrete areas are to be swept/blown clean and pressure washed as needed. Inspects grounds for hazards and notifies supervisor of identified hazards. Removes hazards when applicable. As directed by supervisors, cleans building exterior surfaces, which could include pressure washing or cleaning windows and other tasks directed. 23. Performs irrigation system maintenance: performs start up and shut down procedures for the irrigation systems. Routinely inspects irrigation systems for performance and adjusts heads and water times as needed to ensure landscape is properly irrigated. Coordinates with irrigation system Service Company when needed for making large or complex repairs or for special requests. 24. Performs snow and ice removal tasks when needed. This may require the employee to come in late at night or early in the morning to properly keep the facilities and grounds clear of snow and ice. 25. Completes work orders as assigned by the maintenance manager. Properly documents work orders utilizing the computerized maintenance management system All work orders to be completed accurately and timely, Regularly checks the computerized maintenance management system for assigned work orders and PM's.
