Beztak is looking to hire a General Field Manager & Superintendent to join our team in Southeast, Florida! The General Field Manager & Superintendent is an on-site leader responsible for directing and coordinating the General Contractor's field construction activities for assigned projects to ensure they are delivered safely, in full compliance with the approved design and specifications, and to the required standards of quality, schedule, and workmanship. This role owns day-to-day field execution on assigned projects, planning and sequencing work, identifying project needs, monitoring progress, and driving timely resolution of issues that impact cost, schedule, or quality. The General Field Manager & Superintendent serves as a key liaison for these projects between ownership, JHA's (jurisdictions having authority), the GC, and subcontractors by providing clear direction, real-time feedback, and proactive problem-solving to prevent and resolve conflicts. This role also supports closeout and turnover for the projects, partnering with internal teams and Property Management to ensure a smooth transition from construction to operations. Success in this position requires strong construction fundamentals, professionalism, and comfort using technology and field management tools. ESSENTIAL FUNCTIONS: Preconstruction Planning & Buyout Assist Senior Project Manager with managing the General Contractor in developing subcontractor scopes of work, logistics plans, and buyout strategies. Review contract documents for constructability and identify issues to be resolved via per-bid RFI's. Analyze and opine on General Contractor's project schedule for use in bidding and planning and participate in post-bid evaluations. Obtain required approvals and permits from local authorities to start construction. Participate in any required preconstruction meetings. Communicate project plan with stakeholders and affected parties such that there are no surprises at construction start. Assist with soliciting and analyzing bids and leveling sheets. Complete constructability reviews of the plans and specifications and identify errors, omissions or potential pitfalls in the plans prior to execution of the work. Project Operations, Quality Control and Closeout for in-house and outsourced projects Work with General Contractor to ensure that all project start-up activities are completed in time to support the planned start of construction (i.e. - temp utilities, final utilities, site capture, required permits, vendor / supplier agreements, etc.) Ensure General Contractor's and Subcontractor's compliance with corporate safety policy and local / state regulations by all trades on site. Document non-conformance, and ensure corrective measures are implemented. Properly document and manage incidents. Work with General Contractor and Subcontractors to update and maintain project schedule as subcontractors are brought on-line, and work progresses. Review and approval of project submittals from General Contractor. Review and approve material procurement logs and ensure material is released and delivered on time. Ensure General Contractor and Subcontractors are in alignment with weekly plans, and the work flows in a smooth and productive way. Identify conflicts and work with General Contractor and subcontractors to resolve. Hold General Contractor accountable by tracking compliance to previous week's plan. Perform quality control duties and responsibilities regarding the work being performed including inspections, testing, photographs, reporting and corrective work. Monitor materials being provided and work being performed to ensure it complies with the standards set forth in the Construction Documents, Mockups and First Work Inspections. Issue notices and manage and maintain log for Non-Conformance and Quality Control work or scheduling. Ensure General Contractor has corrected all deficiencies identified by the project team or by third party envelope inspector Prepare detailed weekly and monthly reports, utilizing Procore, to ensure all aspects of progress, incidents, and atypical events are documented. Gain familiarity with local jurisdiction's rules and regulations to keep design and construction progress on track to meet project goals. Observe and interface with General Contractor to enforce responsibilities, monitor work performance and productivity, and coordinate project changes. Monitor work for potential cost impacts and communicate such impacts with Project Leader. Work with Design team, Consultants, Owner Inspectors, and General Contractor to ensure RFI's and submittals are processed in a timely manner. Assist Project Leader in reviewing monthly General Contractor pay applications for accuracy and compliance. Assist in reviewing miscellaneous invoices for validity. Complete, issue and manage Unit Punch lists, in lieu of architect, for General Contractor to complete, and ensure, manage and implement all local approval processes to achieve project objectives related to occupancy, turnover, and move-in. Walk all units, common areas, site and skin weekly on project daily to monitor activities and assist in future planning. Attend weekly OAC meetings designed to coordinate the work. Attend weekly Contractor meetings held by the GC. Assist in managing Owner controlled consultants (ADA, acoustics, third-party inspectors, signage, etc.). Provide recommendations and keep the Senior Project Manager aware of all potential changes in work and claims for changes orders. Maintain their own PCO and Owner Change Order Log apart from GC's. Assist in creating Monthly Report(s) to be issued to SVP and Partners. Coordinate and manage all project deliverables by local utilities. Primary Evaluation Criteria Adherence to schedule and turnover requirements. Quality of construction and finishes. Safety performance and compliance. Team morale and collaboration among other Company employees and departments Subcontractor and consultant satisfaction. Strong relationships with municipalities, the public, and regulators. Project delivered on time or ahead of approved schedule and business plan. 100% completion, punched, and accepted within required timeframes. Avoidance of lawsuits, claims, unpaid bills, or lien disputes during the project life. Total project costs within budget and financial stewardship. Resident overall Experience to include move in experience. Job site safety, cleanliness, and professionalism. Demonstrated positive project team culture. PERSONAL QUALITIES and COMPETENCIES: Ability to communicate effectively with internal and external team members from all levels of the corporation including Partners. Effectively facilitate lead meetings and achieve their objectives. Superior leadership skills with ability to align internal and external resources to a common set of objectives. Ability to manage change and maintain flexibility without losing sight of the goal. QUALIFICATIONS AND EDUCATION: Strong and demonstrated local experience in Palm Beach, Broward, and/or Miami-Dade counties Excellent local subcontractor and municipality relationships A minimum 15 years of field experience with midrise to high-rise multifamily is required. Minimum experience of Lead Superintendent on $35,000,000++ projects in Southeast Florida A college degree from an accredited university is preferred. Computer skills with MS Office, MS Project, Bluebeam, and Procore. Ability to read project drawings required. Experience should be mostly in residential development, include all elements of the construction lifecycle, and be well-rounded (e.g., covering both concrete and wood frame). The ideal candidate will have served in a General Superintendent or Director of Field Operations role before. PHYSICAL DEMANDS This position requires frequent standing and walking with occasionally bending over or reaching overhead. Pulling, lifting, or carrying up to 100 pounds.
