What you get to do (Essential Functions): SAFETY: Ensure strict adherence to safety, ethics, and compliance requirements at all times. Assist in the implementation of our site safety program as needed and ensure subcontractor compliance with Calnin & Goss safety standards and all applicable safety codes and regulations. ESTIMATING: Work with the project team to finalize documents for the specific deliverable. Generate and present project proposals to potential clients and customers and make sure expectations of what is included and not included in the scope of work, for that given project, are clearly defined and communicated. Coordinate and schedule take-offs with the GPS Manager. Assist and support the bidding process including sub-contractor quote solicitation, bidders' communications, proposals evaluations, and bid evaluation. Reviews contractual requirements with supervisors and develops a plan for the project construction that is utilized as the basis of the cost estimating process Assembles bid-files including all development information that was utilized in preparation of the estimates. PEOPLE: Lead subcontractors, consultants, suppliers, inspectors, other Calnin & Goss job staff and owner's representatives in resolving issues related to plans, specifications and field constraints or discrepancies. Attend meetings with other contractors, clients, or A/E representatives to coordinate our design and construction efforts. Empower and lead a high-performance team to effectively grow the organization and build operating efficiency. Coach performance and development of team position responsibilities and establish goals. Support and promote companywide internship programs and apprenticeship programs Engage in companywide training programs and development. Mentor assistant project managers and project engineers. QUALITY: Ensure team has a comprehensive working knowledge and understanding of the contract documents (including Calnin & Goss's contract, plans, specifications, and applicable codes). Lead implementation of the Quality Management System (QMS) and Built in Quality (BiQ) process for the project. Lead design studies, provide recommendations for materials and methods, and develop cost estimates. SCHEDULE: Lead scheduling, production strategies, and daily planning and production tracking. Lead subcontractor coordination meetings, look ahead planning meetings and submittal review meetings. Lead the supply chain procurement process to ensure that it aligns with project landmarks. Lead the process to maintain up-to-date production visuals and site logistics plans. COST: Negotiate change orders, manage information on changes in the work; acquire and review estimates for changes from subcontractors, acquire necessary approvals from the architect and owner; and resolve any misalignments on project details. Lead the overall project budget as assigned. RISK: Prepare detailed contract items lists, including all significant items required for the construction of the project. Develop scopes of work and complete subcontracts and purchase orders. Participate in the close-out process. Prepare final records such as RFI's, close-out records, warranties, as-builts, Evaluate all information to ensure compliance with contract documents. Participate in risk management including identification, analysis, response planning and monitoring/controls on a project and take corrective actions when necessar What we expect from you: Five to seven years of experience in civil construction estimating, project management or related field. Proficiency in using civil construction estimating software to create comprehensive estimates. Bachelor's Degree in Construction Management, Engineering or other related degree required. An equivalent combination of education, training and/or experience may be considered in lieu of a degree. Familiarity with project management processes and tools, including Bluebeam and Proficiency in 0365 office suite. Expert in reading and evaluating drawings, specs, and relevant contract documents. Excellent communication skills both orally and in writing Strong analytical skills with the ability to interact and collaborate at all levels. Excellent mathematical and analytical skills for accurate cost calculations Experience with Trimble Business Center is preferred. A valid driver's license may be required. Individuals in this role may be subject to an annual Motor Vehicle Records check. The outcome of any MVR checks conducted may negatively impact the persons' ability to participate in any vehicle program provided by the company, including but not limited to the ability to drive a personal vehicle on behalf of Calnin & Goss, LLC or rent a vehicle through for business travel purposes. Physical Requirements and Working Conditions: While performing the duties of this job, the employee is occasionally required to position objects and operate tools or controls. Employee will frequently use a computer keyboard. The employee is occasionally required to position self to maneuver in confined or awkward spaces. The employee is regularly required to remain in a stationary position and move to access people or machinery or workspaces. Employee is occasionally required to ascend and/or descend a ladder or stairs to reach work areas. The employee must regularly move up to 10 pounds and occasionally move up to 25 pounds. The employee is regularly required to travel (as vehicle driver and as passenger on various modes of transportation) and frequently performs work on-site at construction work sites. Specific abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus. Employee views computer monitor frequently. The employee is required to be able to effectively communicate while on the job site and throughout the completion of duties. The working conditions of this position requires the employee to work both inside and outside in heat/cold, wet/humid, and dry/arid conditions. Frequently required to use personal protective equipment to maintain safety and prevent exposure to harmful materials. The environment for which this position functions may be exposed to prolonged loud noises and may contain scents and fragrances. May be requested to work overtime and weekends. This range represents what Calnin and Goss reasonably expects to pay for this position. Actual compensation offered will be dependent upon numerous job-related factors, including but not limited to candidate qualifications, skills, experience, education, location, alignment with market data and internal equity as well as other business and organizational needs. Our expectation is that the incumbent will be based out of our Appleton, WI office and will travel to various project sites.
