Position Summary The Collections Specialist supports the Support Center (Corporate) Operations Team and communities with a significant focus on rent collections and revenue management. Duties and Responsibilities What you will do: The qualified individual will work as an integral part of the operations team to perform the following essential job functions: Assist community staff with daily delinquency contacts including calling, emailing, and texting on 50+ balances daily, adding supporting notes to collections management system, while ensuring compliance and adherence to policy. Assist onsite staff with collections events and non-payment related questions such as going onsite when needed, making calls, door knocking, posting red notices, etc. Works in coordination with the Community Managers to ensure all monthly legal filings are being handled according to company policy. This may include mailing non-payment of rent notices for all Communities on the 2nd of the month through MailFuze as well as working with onsite teams and company attorneys to ensure compliance. Ensure all evictions are filed in accordance with state and local laws and stay abreast of changes in state specific requirements related to rent collection and evictions. Monitor and track attorney/client portals to ensure cases are being filed on timely and worked through accordingly. Host weekly meetings with CM/RM to ensure delinquency policies are being followed. This includes training during RM calls, one-on-one meetings, Support Center training for new managers, etc. Answers questions, explains policies and procedures, shares information and encourages open communication within the communities, drive/manage delinquency contests, instill targets/expectations to drive down delinquencies while reducing bad debt, etc. Other duties and projects assigned Qualifications What you should have: High school diploma or general education degree (GED). Two + years of property management experience A passion for delivering a best-in-class marketing, sales, and leasing experience. Computer skills desired: Microsoft Office Suite and Property Management Software. Strong management and operational skills including customer service; public relations; performance management. Ability to be available to residents and community needs after hours. Must maintain open office hours while physically working from the office location. Excellent communication skills including writing and verbal. Excellent computer literacy in MS Office suite of products and software applications including Yardi, Rent Manager, Back Office, and Manage America. Must maintain a valid driver license and clean driving record. Must maintain an active and working personal mobile phone. A growth mindset; always testing and learning.
