Job Description The Enterprise Capital Strategy Manager is a pivotal role focused on developing and executing strategies for maintenance capital investments across various retail divisions. This position collaborates with key stakeholders to formulate asset-level strategies aimed at optimizing capital allocation, monitoring end-of-life assets, and leveraging maintenance data for informed decisions on equipment replacement. This manager will spearhead lifecycle analyses of equipment, utilizing factors like age, expected lifespan, and maintenance history to effectively forecast capital needs and ensure resources are used efficiently. This role serves as a strategic partner to division leaders, maintenance teams, and finance, ensuring alignment with corporate objectives and promoting long-term asset sustainability. Responsibilities Develop and maintain a comprehensive asset strategy for maintenance capital, working collaboratively with all retail divisions to align with enterprise goals. Conduct thorough lifecycle analyses on equipment, considering age, expected lifespan, and maintenance history to predict capital needs and create replacement schedules. Analyze maintenance expenditure and future costs to determine the most cost-effective timing for equipment replacement versus continued repairs, ensuring superior capital allocation. Create and uphold systems for tracking end-of-life assets, integrating maintenance data to facilitate proactive planning for replacements. Engage with division leaders, maintenance teams, and finance to share insights, gather input, and forge consensus on capital strategy decisions. Design models and tools to project maintenance capital needs across the enterprise, aiding in annual budgeting and long-term strategic planning. Prepare regular reports and presentations for senior leadership, summarizing capital strategy outcomes, asset health, and future needs. Champion process improvements in capital planning, utilizing technology and best practices to enhance overall efficiency and precision. Ensure all capital strategy operations adhere to company policies, financial controls, and regulatory standards. Provide guidance and training to team members and stakeholders on capital strategy principles, lifecycle analysis, and effective data utilization. Oversee and mentor direct reports in their roles, including conducting performance reviews and providing constructive feedback. Be prepared to travel independently up to 30% of the time. Ability to perform essential functions of the role with or without reasonable accommodations. Qualifications Minimum Bachelor's degree in electrical engineering, mechanical engineering, construction, or a related field (or equivalent experience). 7+ years of experience in capital management. Strong understanding of lighting, refrigeration, HVAC, and building envelope standards. In-depth knowledge of dispatch operations, maintenance systems, and safety regulations. Proven ability in developing and executing standard operating procedures (SOPs). Exceptional leadership, communication, and project management abilities. Expertise in CMMS (Computerized Maintenance Management Systems), dispatch software, and proficiency in Microsoft Office Suite. Demonstrated business acumen with the capacity to collaborate successfully across various professional levels and backgrounds. Ability to efficiently manage multiple departments and simultaneous projects while delegating tasks effectively. Strong financial acumen. Excellent verbal and written communication skills. Capability to climb ladders and stairs as part of job functions. Desired 7+ years of experience in formulating strategies regarding capital project development. Previous experience as a Maintenance Manager, Facility Engineering Manager, Construction Manager, Assistant Construction Manager, Senior Project Manager, or Corporate Capital Execution Manager.
