Projects generally include urban multifamily developments, municipal projects at town and county level (K12 schools etc.), and life science pursuits in RTP. Job Description Lead the preconstruction process from concept through GMP/contract award, collaborating closely with owners, architects, engineers, and internal teams. Develop detailed cost estimates at all design stages (conceptual, schematic, DD, CD) and maintain cost control throughout preconstruction. Create and manage project budgets, including valueengineering options, alternative materials, and constructability solutions. Prepare and update project schedules during preconstruction, including milestones, procurement timelines, and longlead item tracking. Conduct constructability reviews to identify risks, conflicts, and opportunities for schedule or cost optimization. Lead subcontractor outreach and procurement, including bid packaging, scope development, leveling, interviews, and recommendations. Support contract development, including GMP proposals, clarifications, assumptions, and scope narratives. Coordinate design deliverables, ensuring alignment between the owner, design team, and construction team. Communicate regularly with internal stakeholders, including project managers, estimators, superintendents, and executives. Present budgets, estimates, and analyses to clients in a clear, professional, and persuasive manner.
