Application Instructions Please see Below Position Description SUMMARY The Senior Estimator leads efforts performed by the preconstruction team on a project basis, focusing on estimating the cost of projects and the pursuit of new projects including the regular use of Building Information Modeling software, performing quantity takeoffs, preparation of both conceptual and detailed estimates, value engineering studies, development of site logistics plans, frequent engagement with subcontractors, and the preparation of graphics for presentations and proposals. Senior Estimators must have extensive experience with all types of commercial construction estimating. ESSENTIAL DUTIES AND RESPONSIBILITIES Other duties may be assigned. Develop estimates and other preconstruction deliverables for a project. Review all specifications, drawings, and other project documents and determine how they affect the scope, cost, and schedule of a project. Develop the detailed qualifications for the project. Provide leadership and strategy for the use of BIM software programs for quantity takeoffs, visualization, site logistics studies, and the export of graphic collateral. Conduct thorough constructability reviews for projects, identifying potential challenges and proposing solutions to enhance project execution. Play a key role in material selection and long lead time procurement strategies, considering supply chain dynamics. Review and incorporate historical data from purchase orders, subcontracts, and other available sources of cost information into the estimates. Generate breakdown and verification of expected costs including labor, materials, equipment, subcontracted costs, and markups for any trade. Assist in analyzing requests for proposals to determine scope of work and required contents of estimates and other preconstruction deliverables. Prepare detailed general requirements and general conditions estimates, including labor loading forecasts. Identify and track long lead time equipment and materials. Perform and communicate updates to procurement plan as necessary. Support the Target Value Design process. Maintain the budget log and perform studies of alternative options throughout the design process to support Target Value Design preconstruction services. Present cost updates to project owners and their cost consultants including an explanation of all revisions between estimates, providing supporting documentation and breakdowns required to justify the basis of the estimate. Provide leadership in finalizing all stages of estimates including GMP and support all preconstruction deliverable activities at any stage of design and development. Work with subcontractors to support the budgeting effort. Solicit budget pricing as well as bid proposals from subcontractors and engage in discussion on value engineering, constructability, schedule, etc. Lead the preparation of proposals for new work, including BIM study models, conceptual estimates, graphic content such as site logistics diagrams or sequencing studies, and written content as required. Track awarded subcontracts as required including estimating/pricing extra work items, change orders, credits, and procuring materials on major work items from subcontract award to final contract price proposal. Evaluate design to determine feasibility of specifications for new projects and conduct initial assessments related to internal and customer requirements, specifications, performance requirements, and relevant technical precedents. Perform research aimed at discovering new methods of resolving design and process problems and incorporating improvements into new and current solutions, including exploring construction means, methods, and techniques to increase efficiencies. Translate research findings into design solutions, including conducting detailed development work to resolve issues that could impact stability, safety, and serviceability. Perform CAD modeling, BIM modeling, pilot runs, and other engineering modeling to identify risks and evaluate new or improved specifications/modifications. Perform functionality tests, performance tests, and other experiments to evaluate design choices in terms of performance, reliability, quality, and durability. Apply function-oriented techniques to analyze and improve constructability and mitigate risk. Provide first-line supervision of research activities, including determining technical requirements for constructability and design specifications during proposal, preconstruction, and buy-out phases. Attend design, coordination, and cost meetings as directed. Participate in internal project reviews to understand overall project deliverables and mitigate risks inherent to the project. Support collection and documentation of historical project cost/scope elements by item, bid package, or Uniformat. Assist the Director of Preconstruction to implement preconstruction procedures, guidelines, and employee training. Assist in producing RFP responses and other work product to support pursuit of new projects. Coordinate with project executive/project team regarding project goals to ensure successful setup of the project and delivery of correct messaging. Build and maintain strong relationships with subcontractors. Build and maintain strong relationships with clients and designers. Position Requirements SUPERVISORY RESPONSIBILITIES Supervision of Estimators and Preconstruction Engineers when appropriate. QUALIFICATIONS Ability to prepare complex proposals with minimum supervision. Strong client relations and interpersonal skills. Must be detailed, highly organized, and focused. Proficiency in computer applications is required. Thorough knowledge of estimating techniques, engineering disciplines, and sub-trades is required. Ability to estimate all types of projects and coordinate group work efforts is essential. Educational and experience requirements include a Bachelor's degree in Construction Management, Construction Engineering, Architecture, Civil Engineering, or a related field. Minimum 7 years of experience in preconstruction estimating or 10 years of experience in the construction industry. Operations and field experience are a plus. PHYSICAL REQUIREMENTS Position is performed in an office or jobsite trailer environment. May require traversing irregular or uneven project sites. Personnel must have the ability to lift and carry small packages and materials. WORK LOCATION Employee is required to perform the functions for this position in person and on site.
